227 Households Supplied in Sangbong Station Area... Autonomous Development Allowed at Sinjeong Intersection
The 10th Urban Redevelopment Committee Meeting Held
A 35-story residential complex with 227 households and neighborhood commercial facilities will be built in the vicinity of Sangbong Station on Seoul Subway Line 7 in Jungnang-gu, Seoul. The development conditions around Sinjeong Sageori in Sinjeong-dong, Yangcheon-gu will also be significantly improved.
On the 22nd, Seoul City announced that it held the 10th Urban Redevelopment Committee meeting the previous day and approved with modifications the 'Sangbong Redevelopment Promotion District Redevelopment Promotion Plan (District Unit Plan) Decision (Amendment) and Special Planning Zone 7 Detailed Development Plan Decision.'
The area around Sangbong Station will be developed into a mixed-use complex consisting of a 35-story building with approximately 227 households (including 46 long-term rental housing units) and neighborhood commercial facilities. Through public contributions, a public office (Family Support Center, Residential Safety Comprehensive Center) will be established to provide public services to local residents.
Han Byung-yong, Director of the Housing Policy Office of Seoul City, said, “With this decision, we will improve the deteriorated urban environment, strengthen the function of the central area, and actively support the supply of high-quality housing that reflects the unique characteristics of the Sangbong Station area.”
Seoul City also announced that the committee approved with modifications the 'Sinjeong Redevelopment Promotion District Redevelopment Promotion Plan (Preservation Management Zone District Unit Plan) Amendment Decision (Draft)'.
The Sinjeong Redevelopment Promotion District around Sinjeong Sageori is undergoing changes as residential development projects are gradually completed. Accordingly, the amendment includes improvements to regulations and new construction conditions to expand commercial functions and support functions for surrounding residential areas.
The originally planned Special Planning Zones 1 to 4 along Sinwol-ro will be removed from the special planning zones to reflect residents’ opinions. This will enable residents to pursue autonomous development. However, Special Planning Zone 5 will be converted into a special planning possible zone considering that many residents prefer to maintain the zone rather than have it removed.
Additionally, to enable more residential supply at prices lower than nearby high-rise apartments, the residential ratio along main roads will be changed from the existing 60% or less to 90% or less. Furthermore, plans have been established to relax usage restrictions on sales and office facilities to revitalize commercial areas and to recommend uses that activate the streetscape at lower levels.
For main roads, the residential ratio, which was originally 60% or less, has been expanded to 90% or less, and the floor area ratio standards for sales and office facilities planned along main roads and side streets have been removed.
Considering height restrictions, a maximum height plan by location has been established, and the maximum development scale has been relaxed to below the household unit scale. To improve new construction conditions, overly restrictive joint development regulations have been minimized, and floor area ratio incentives have been planned to encourage autonomous joint development.
Specifically, the height restrictions have been relaxed to a maximum of 70 meters along Sinwol-ro and Nambu Sunhwan-ro, and up to 100 meters along Jungang-ro. When developing four or more lots or at the household unit scale, the maximum allowable floor area ratio by land use zone has been improved.

Han Byung-yong, Director of the Housing Policy Office of Seoul City, stated, “With this decision, as the development conditions around Sinjeong Sageori Station improve, we will spare no administrative support to create a convenient living area balanced between commercial and residential functions.”
