1,077 Units of 'Gyeonggi Gwangju Station Lotte Castle' Offered for Sale with No Owner-Occupancy Requirement
Model Home for Phase 1 Opens; 2,326 Units Planned Across Both Phases
Large-Scale Complex Featuring Ssangnyeong Park and Benefiting from the Suseo–Gwangju Line Development
On April 17, Lotte Engineering & Construction opened a model home for the "Gyeonggi Gwangju Station Lotte Castle Signature Complex 1" being built in Yangbeol-dong, Gwangju, Gyeonggi Province, and began sales.
The complex will consist of 7 buildings, ranging from 7 basement levels to a maximum of 32 above-ground floors, with a total of 1,077 residential units. By exclusive area, the distribution includes 204 units of 59㎡, 752 units of 84㎡, 113 units of 114㎡, 4 penthouse units of 162–170㎡, and 4 duplex units of 170–260㎡. Including the additional 1,249 units to be supplied in Phase 2, a total of 2,326 units will form a Lotte Castle branded town in the area.

View original imageThis complex is being developed as part of a private park development special project. Under this system, local governments allow private developers to build parks on long-neglected urban park sites, and in return, permit apartment construction on part of the land. The surrounding Ssangnyeong Park will cover approximately 510,000㎡ (about 150,000 pyeong). Pritzker Prize-winning architect Richard Meier participated in designing the park's key facilities. Within the park, there will be ecological spaces, themed green areas along the Mareumsan ridge, a forest concert stage, and observation decks.
In the basement of each apartment unit, there will be dedicated storage spaces for items such as camping gear, golf bags, and seasonal appliances. Some unit types will also feature entrance storage and large pantries. The complex will be equipped with amenities including a fitness club, indoor golf range, sauna, guest house, kids' cafe, study room, and a community childcare center.
Gyeonggi Gwangju Station, located nearby, is served by the Gyeonggang Line, and when the Suseo–Gwangju Line opens, it will connect to Suseo Station in just two stops. Additional metropolitan transit lines such as GTX-D, Wirye–Samdong Line, and the Central Region Metropolitan Express Railway are also being planned.

View original imageThe application schedule is as follows: special supply on the 27th, first-priority on the 28th, and second-priority on the 29th. Winners will be announced on May 7, and official contracts will take place from May 20 to May 22.
Residents of Gwangju City and the greater Seoul metropolitan area who are at least 19 years old and have held a housing subscription account for at least 12 months are eligible to apply as first priority, even if they already own a home. As this is a non-regulated area, there are no restrictions on actual residence requirements or on winning multiple times. Sixty percent of the units up to 85㎡ and 100 percent of the units over 85㎡ will be allocated by lottery. The contract conditions include a 5% deposit, with the first deposit fixed at 10 million won, to reduce the initial financial burden.

The model home is located in Tanbeol-dong, Gwangju, Gyeonggi Province. Move-in is scheduled for October 2030.
