Geomdan New Town Attracts Metropolitan Demand... Large-Scale "The Sharp Geomdan Lake Park" to Be Launched in May
Emerging as a Prime Metropolitan Residential Area
Driven by Enhanced Transportation and Rising Jeonse Prices in Seoul
'The Sharp Geomdan Lake Park,' a Large-Scale Complex with About 2,800 Units, to Launch Sales in May
Recently, there has been a noticeable increase in applications from residents outside of Incheon in the apartment subscription market of the Geomdan New Town area. Even as the overall housing market remains in a wait-and-see mode, Geomdan New Town is absorbing residential demand from across the Seoul metropolitan area, including Seoul itself, thanks to its accessibility to Seoul and relatively competitive prices.
In addition, Geomdan New Town currently benefits from the operation of Incheon Subway Line 1, and further improvements in accessibility to Seoul are expected as transportation networks expand, including the planned extension of Seoul Subway Line 5 (which has passed the preliminary feasibility study) and plans for the GTX-D line. Other factors attracting demand include the price cap system, which keeps prices relatively low, and the fact that, as a large-scale planned city, the residential environment is systematically developed.
An industry official stated, "Geomdan New Town is a new city in the metropolitan area that offers both accessibility to Seoul and competitive pricing. This has led to a steady inflow of genuine residential demand, especially from younger people and office workers commuting to Seoul. It is positioning itself as a major residential area supported by the entire metropolitan region, beyond just local demand."
Amidst this trend, in May, POSCO E&C is set to introduce the large-scale apartment complex ‘The Sharp Geomdan Lake Park’ in Geomdan New Town, comprising 2,857 units. This is one of the few complexes in Geomdan with more than 2,000 units and will feature ‘The Sharp,’ a leading domestic brand, making it a potential landmark for the area. The complex is a privately developed apartment subject to the price cap system, offering reasonable prices compared to nearby listings. It also boasts a waterfront location near the planned Central Lake Park and Najin Stream, enhancing the quality of living. In major new cities in the metropolitan area, such as Songdo, Cheongna, and Gwanggyo, complexes adjacent to lake parks are often regarded as premier residential areas, so this complex is also expected to benefit from a waterfront premium.
The transportation environment is also excellent. Residents can walk to Wanjeong Station on Incheon Subway Line 2 and Geomdan Lake Park Station on Line 1. The area is well connected by major roads, including the Incheon International Airport Expressway and the First and Second Metropolitan Circular Expressways, making travel to downtown Seoul and key hubs in the metropolitan area convenient. In particular, the new road connecting Geomdan and Dream-ro, which opened on April 8, has further improved transportation convenience between Geomdan District and the Gyeyang area. Using this connecting road, travel time has been reduced from 18 minutes to 8 minutes, and it is expected to alleviate chronic congestion on the Jangje-ro section, thereby further improving access to the nearby Gyeyang District and northwestern Seoul.
Looking ahead, there are high expectations for further transportation network expansion. Major transportation projects such as the extension of Seoul Subway Line 5 and the GTX-D line are underway. Incheon City is also sequentially promoting the expansion of road infrastructure in Geomdan by investing about 1.6 trillion won to construct a total of 16 roads with a combined length of 40.73 kilometers. As major arterial roads are connected in stages, Geomdan New Town is expected to further strengthen its already excellent transportation environment and enhance its competitiveness as a representative residential area in the northwestern part of the metropolitan area.
In terms of educational infrastructure, there are plans for a kindergarten and elementary and middle schools to be built in front of the complex, and it will be convenient to access renowned private academies around the nearby Majeon Station area, which is expected to attract the interest of families with children.

Meanwhile, the model home for 'The Sharp Geomdan Lake Park' will be located in the Wondang-dong area of Seo-gu, Incheon, with sales scheduled for May.
