Incorporation of Changuimun Baegak Village into Buam-dong Fortress Village Residential Project
[Asia Economy Reporter Onyu Lim] Changui Gate Baekak Village will be incorporated into the Buam-dong Fortress Village Residential Environment Improvement Project in Jongno-gu, Seoul.
Seoul City announced on the 24th that it held a joint urban and architectural committee meeting on the 23rd and approved the amendment to the Buam-dong district unit planning area and plan decision.
The area is adjacent to the historic downtown and located at the foothills of Inwangsan and Bugaksan Mountains, making it a densely populated single-family housing area with excellent natural scenery. It was first designated as a district unit planning area in 2004 following the lifting of the development restriction zone.
With this decision, Changui Gate Baekak Village, which was not previously included in the Buam-dong Fortress Village Residential Environment Improvement Project area, will be incorporated and a management plan will be established.
The plan includes partial adjustments to the land use plan to preserve the existing residential environment of Buam-dong while reflecting the living characteristics of local residents, and the establishment of urban planning facilities (cultural facilities) to create a cultural hub.
A Seoul City official said, "Through the reorganization of the Buam-dong district unit planning area, we expect to maintain the unique characteristics of Buam-dong while reflecting the changed residential culture and create a distinctive residential area where history and culture coexist by establishing a cultural and artistic hub within the area."
At the same day’s joint urban and architectural committee meeting, the amendment to the district unit plan for Gaepo Housing Development District in Gangnam-gu, Seoul, was also approved. The target area is adjacent to Guryong Station on the Bundang subway line and was promoted according to residents’ proposals to designate joint development for parcels exceeding the maximum development scale and adjacent irregular parcels.
Additionally, for subway lines where separate surface rights have been established, three-dimensional urban planning facilities (railroads) were decided to allow construction of buildings in sections where there is no spatial interference within the designated area.

Hong Seon-gi, Director of Urban Management Division, said, "The joint development designation plan resulting from this decision is expected to contribute to efficient land use and the supply of small-scale housing in the Gaepo Housing Development District area."
