La Clace Jade Pine in Noryangjin New Town Sees Winners with Scores in the 50s... Subscription Demand Concentrates on Gangnam
Lowest Winning Score for 106㎡A Type: 56 Points
It has been confirmed that applicants with scores in the 50s were able to win subscriptions for La Clace Jade Pine, a redevelopment project in Noryangjin District 6, Dongjak-gu, Seoul.
According to Korea Real Estate Board’s "Subscription Home" on April 22, among the seven housing types offered for first-priority subscriptions, the largest type, 106㎡A, had a winning score range of 56 to 66 points.
The subscription score is calculated based on three criteria: period without home ownership, subscription account holding period, and number of dependents. The maximum score of 84 points can be achieved with a non-homeownership period of at least 15 years (32 points), a subscription account held for at least 15 years (17 points), and six or more dependents excluding the applicant (35 points).
The lowest and highest winning scores for the 106㎡A type were the lowest among the seven housing types. For the 59㎡C type, the lowest and highest winning scores were 67 and 74 points respectively, the highest among all types.
La Clace Jade Pine is the first complex to be offered for sale in Noryangjin New Town. The complex consists of 14 buildings with 1,499 units, ranging from 4 underground to 28 above-ground floors. Of these, 369 units with exclusive areas from 59㎡ to 160㎡ are available for general sale. The sales prices, based on the highest price, range from 2,150.10 million won (59㎡A type) to 3,013.10 million won (106㎡A type).
This complex is not subject to the price ceiling system, and its prices have been set higher than those in the three Gangnam districts and Yongsan-gu, where the price ceiling applies. For comparison, the general sales price of a 59㎡ unit at "Otiere Banpo" (Shinbanpo 21st Reconstruction) in Jamwon-dong, Seocho-gu, ranges from 1,907 million to 2,046.10 million won.
Recently, there has been a recurring trend of high demand among applicants for the three Gangnam districts and Yongsan-gu, which are both premium locations and subject to the price ceiling system. The fact that these are premium locations, along with the cap on land and construction costs due to the price ceiling, has resulted in general sales prices being set lower than the surrounding market prices, which is also seen as an influencing factor.
For Otiere Banpo, the lowest and highest winning scores among subscription winners were 69 and 79 points respectively—the highest scores achievable by a four-person and a six-person household—13 points higher than La Clace Jade Pine.
On April 1, for "Acro de Seocho" (Seocho Shindong-A Reconstruction) in Seocho-dong, Seocho-gu, Seoul, both winners of the 59㎡C type (two units offered) scored the maximum 84 points. This was the first case this year where a perfect subscription score was achieved.

By contrast, on the same day, the winning minimum scores for the 51㎡C and 51㎡E types at "The Sharp Singil Central" (Singil District 3 Redevelopment) were 59 and 54 points, respectively, meaning that scores in the 50s were also within the winning range. For the 74㎡D type, for which only one unit was offered, the winning score was 59 points.
