Carrot Real Estate: "Criteria for a Good Home Differ by Generation"
Announcement of Analysis Results Based on 220,000 "Lived-In Reviews"
Carrot's real estate service, 'Carrot Real Estate,' analyzed user-generated "lived-in reviews" in celebration of the spring moving season and announced the findings on April 15.
First, people in their 20s and 30s most frequently mentioned parking (1st), sunlight (2nd), and noise (3rd), highlighting their emphasis on a stable residential environment. However, there were differences in preferences for specific infrastructure. Among those in their 20s, who have a higher proportion of single-person households, "convenience store" ranked 4th, whereas "supermarket" secured the 4th spot among people in their 30s, who tend to have more family-based consumption. This shows a clear divergence in preferred living infrastructure according to household type.
Some keywords stood out exclusively among the younger generation. The proportion of people in their 20s mentioning "bugs" was about 11 times higher than those aged 60 and above, indicating that young adults consider cleanliness and hygiene inside the home as an important factor. Meanwhile, people in their 30s mentioned "noise between floors" more than any other age group, reflecting their focus on residential conditions as they prepare for independence or purchasing a home.

View original imageAs people enter their 40s, the focus of residential value shifts to "children." In addition to parking (1st) and transportation (2nd), "children" emerged as the 3rd most mentioned keyword, and terms related to educational infrastructure, such as "school" (6th) and "elementary school" (9th), also ranked high. This demonstrates that educational and child-rearing environments for children become the core criteria for evaluating homes, surpassing personal convenience.
Among those in their 50s and seniors aged 60 or above, "transportation convenience" became the top priority. As these generations tend to use public transportation more frequently, "transportation" overtook "parking"—previously the most mentioned factor in other age groups—to become the most discussed keyword.
There was also a clear interest in residential conditions conducive to a healthy old age. Nature-friendly keywords such as "air" and "park" were the only ones to make the top 10 among all age groups. In particular, among those aged 60 or above, "air" ranked 2nd overall, surpassing "parking," indicating a strong preference for a pleasant environment. The rankings of "exercise" and "hospital" were also the highest among all age groups, reflecting a marked emphasis on having access to health-related infrastructure nearby.
This analysis covered 220,000 "lived-in reviews" posted on Carrot Real Estate from its service launch in August 2025 through March 31, 2026. The lived-in reviews service allows users to freely share their experiences of homes and neighborhoods they have lived in, providing vivid information that is difficult to know without firsthand experience, and serving as a useful reference for users preparing to move.
