View original imageThe massive Rose 1, 2, and 3 apartment complexes along the Han River in Jamsil will be reborn as a large-scale community with over 5,100 units. The reconstruction maintenance plan for Samik and Eunha Apartments in Yeouido has also been approved, leading to the supply of about 1,300 new units. Additionally, the low-rise residential areas in Gongdeok and Ahyeon will be transformed into apartment complexes with a total of 3,500 units.
On March 20, the Seoul Metropolitan Government announced that it had held the fourth session of the Urban Planning Committee (Special Subcommittee for Maintenance Projects) and conditionally approved the amendment to the reconstruction maintenance plan and landscape review for Rose 1, 2, and 3 apartments.
Rose 1, 2, and 3 currently comprise 3,522 units and are an aging residential complex that was completed 47 years ago. The area boasts an excellent location with proximity to the Han River, subway stations, and Olympic Park, and has a high development potential.
With the expedited integrated planning finalized in August 2024, the new maintenance plan will allow for a floor area ratio of up to 300% and a maximum height of 49 stories, resulting in a total of 5,105 residential units, including 551 public housing units. This is expected to influence the housing supply alongside Jamsil Raemian I-Park (2,678 units, move-in in December 2025), Jamsil L’L (1,865 units, move-in in January 2026), and Jamsil 5th Complex (6,411 units, integrated review completed in June 2025).
The city plans to create a large urban garden complex linked to the Han River riverside park by distributing three parks throughout key locations to establish a circular green axis. In addition, a multipurpose facility—including a community center and children’s library—will be constructed near Jamsilnaru Station, and new public support facilities will be built along Songpa-daero to support everyday sports and professional athletic activities. Commercial spaces will be placed along the street, and rooftop gardens will be created to help revitalize local businesses.
Given the scale of the new apartment complex, the city will also open Hangaram-ro, a road along the Han River that was previously cut off south of Jamsil Bridge from Jamsil Sports Complex, in order to disperse traffic.
The Seoul Metropolitan Government also conditionally approved the reconstruction maintenance plan for Samik and Eunha Apartments in Yeouido. Both complexes are adjacent to Saetgang in Yeouido and were completed in 1974. The urban planning committee review was completed just 12 months after the start of the expedited planning advisory project in March 2025, roughly three months faster than the standard processing period.
Samik Apartment will be redeveloped into a maximum of 56 stories with 630 units (including 95 public housing units), and Eunha Apartment into a maximum of 49 stories with 672 units (including 101 public housing units). The zoning for these sites will be upgraded from Type 3 General Residential Area to General Commercial Area.

View original imageThe city is focusing on creating a single integrated residential complex connecting the two adjacent sites. A 15-meter wide public pedestrian path will ensure continuity between them. A three-dimensional park with a total area of 3,000 square meters, linking the two complexes, will also be constructed. An Active Senior Center for the elderly will be established in Samik Apartment, while a Maternal Health Promotion Center will be set up in Eunha Apartment.
Samik and Eunha Apartments have become the 10th and 11th complexes, respectively, among the 13 reconstruction projects currently underway in Yeouido, to pass the maintenance plan review stage. Daegyo and Hanyang Apartments have completed the project implementation approval, and Sibeom and Gongjak Apartments have passed the integrated review.
The last remaining old low-rise residential area in Gongdeok and Ahyeon, located around 699 Ahyeon-dong in Mapo-gu, will be redeveloped into a residential complex of up to 35 stories and 3,476 units (including 696 rental units). This area is known as the filming location for the movie "Parasite."

View original imageThe project had been delayed due to a large number of residents holding shared ownership, but the city sped up the process by offering these owners the minimum-sized housing units for sale (14 square meters, the minimum housing standard), significantly reducing the number of cash settlement recipients.
The city devised a plan that maximizes the unique topography of the area, with commercial spaces and open community facilities on the lower levels near Songijeong-ro and Hwanil-gil. The plan also includes creating green infrastructure such as children's parks.
Meanwhile, the designation of the redevelopment zone and the maintenance plan have been finalized for the urban maintenance-type redevelopment project to build long-term lease housing in a station area covering 82-1 Wonhyo-ro 1-ga, Yongsan-gu, near Namyeong Station on Subway Line 1 and Hyochang Park Station on Lines 6 and Gyeongui–Jungang Line.

Of the 97,166.9 square meter redevelopment zone, two out of five development sites (totaling 64,851.7 square meters) will host 22 buildings ranging from five basement floors to 40 above-ground floors, supplying a total of 2,743 units (including 553 long-term lease units and 210 redevelopment rental units). Of the long-term lease units, 50% will be provided as "Mirinae Home" for newlywed couples.
