LH to Supply 37,399 Rental Housing Units This Year... 57% Located in Seoul Metropolitan Area Including Gwacheon and Daebang [Real Estate AtoZ]
About 6,000 More Units Than Last Year
12,390 Units to Be Prioritized in the First Half of the Year
Korea Land and Housing Corporation (LH) will recruit tenants for a total of approximately 37,000 rental housing units this year, including both newly constructed and purchased rental homes. This is an increase of about 6,000 units compared to last year. LH plans to supply 21,449 units, or 57% of the total, to the Seoul metropolitan area where housing demand is concentrated, aiming to contribute to the stabilization of the jeonse and monthly rental markets.
On March 11, LH announced that in 2026, it will recruit tenants for 11,669 newly constructed rental units and 25,730 purchased rental units nationwide, totaling 37,399 units. This represents an increase of about 19% compared to last year’s supply record of 31,000 units.

Constructed rental housing refers to homes that LH builds directly on public land, with 11,669 units to be supplied across 48 complexes nationwide. By category, there will be 6,778 units of “Happy Housing,” 2,790 units of Integrated Public Rental, 1,469 units of National Rental, and 632 units of Permanent Rental. This is an increase of around 5,000 units compared to last year’s results.
Key locations in the metropolitan area are included in large numbers. These include 1,424 “Happy Housing” units at Gwacheon Knowledge Information Town S-12, 438 National Rental units at Seongnam Geumto A2, 297 “Happy Housing” units at Goyang Changneung A4, and 61 “Happy Housing” units at Seoul Daebang. Integrated Public Rental Housing, which comes equipped with various amenities such as life-oriented SOC and is open to tenants ranging from low-income to middle-class households, will be supplied at 19 complexes nationwide.
Purchased rental housing is supplied by LH acquiring homes in prime urban locations, with plans to provide 25,730 units this year. To ensure rapid residential stability, 48% of the total supply (12,390 units) will be concentrated in the first half of the year.

View original imageLH will implement customized supply strategies tailored to changing housing demands, such as the increase in single-person households and declining birth rates. This includes 7,600 units for low-income households, 5,261 units for newlyweds and multi-child families, and 3,200 units for young adults. The “Reliable Jeonse Housing” program, which allows anyone without a home to apply regardless of income or asset levels, will supply 740 units, and LH will also support 6,000 units for victims of rental fraud.
The recruitment process will also change. Instead of periodic announcements, LH will switch to an on-demand system that reflects conditions by region and property, speeding up supply. The goal is to enable faster provision at the needed time, rather than announcing units all at once.
