Gyeonggi-do Provides 'Long-Term Repair Plan' Consultation for Multi-Family Housing in Completion Stage
Gyeonggi Province is set to provide consultation on the long-term repair plans for 23 apartment complexes currently in the completion stage within the province.
The long-term repair plan is a system that designates the repair targets and repair cycles for major facilities in the common areas of apartment complexes, accumulates a fixed monthly amount as a long-term repair reserve fund, and uses it for repairs and replacements.
The entity responsible for the apartment complex project must submit the long-term repair plan and obtain approval from the city or county before receiving the usage approval after completion.
However, since the long-term repair plans are often created and verified without a standard manual from the initial establishment process, many plans are poorly formulated. This leads to insufficient long-term repair reserve funds, neglect in facility management, safety accidents, and conflicts such as disputes.
The consultation procedure and method involve the project entity entering the long-term repair plan into the ‘Apartment Maintenance Information System’ managed by the Ministry of Land, Infrastructure and Transport and the Korea Land and Housing Corporation’s Central Apartment Management Support Center two months before usage approval, and then applying for consultation to Gyeonggi Province through the city or county.
Gyeonggi Province conducts an appropriateness review of the plan through the ‘Gyeonggi Province Apartment Management Support Advisory Group,’ composed of private experts, by checking the system and related materials and conducting site visits. The city or county then addresses any necessary corrections and hands over the long-term repair plan to the management entity.
Gyeonggi Province will first apply this to complexes nearing usage approval and then expand the service to older existing apartment complexes.

Earlier in June, Gyeonggi Province became the first in the nation to establish an improved system for long-term repair planning of apartment complexes, including support for expert consultation during the establishment of long-term repair plans.
