Mokdong 7-danji Preparing for Transformation into 49 Floors through Sintong Planning Fast Track
Mokdong New Town Complex 7 (Mokdong 7 Complex), considered the flagship of Mokdong New Town in Yangcheon-gu, Seoul, is accelerating its reconstruction project through the Fast Track of the Rapid Integrated Planning (advisory method).
The Mokdong 7 Complex Reconstruction Preparation Committee announced on the 29th that it has submitted a proposal for the establishment of a maintenance plan to Yangcheon-gu Office via the Fast Track of the Rapid Integrated Planning, officially entering the process of establishing the maintenance plan.
The Fast Track of the Rapid Integrated Planning proceeds through a procedure where plans are established according to designated reconstruction zones such as district unit plans, and reviewed after receiving advisory opinions from the city. In this process, the planning period can be drastically shortened through advisory consultation without issuing a design service order.
To apply for the Fast Track of the Rapid Integrated Planning, consent from more than 30% of all landowners is required, and Mokdong 7 Complex received 55.8% consent, exceeding this threshold. Additionally, the consent rate for the maintenance plan proposal was 68.4%, surpassing the standard consent rate of 60%, indicating a very high enthusiasm among residents for promoting the reconstruction project.
Mokdong 7 Complex is a complex with a site area of 229,578.9㎡, consisting of 34 buildings and a total of 2,550 households, completed between 1986 and 1988.
The Mokdong 7 Reconstruction Preparation Committee is preparing to promote the project to a maximum of 49 floors and 4,339 households (including rental units) through this maintenance plan establishment and designation proposal. Being a station-area complex adjacent to Mokdong Station on Seoul Subway Line 5, the plan also includes upgrading the zoning from the current Category 3 General Residential Area to a quasi-residential area.
Meanwhile, Mokdong New Town was developed as a large-scale housing development district with a total of 26,629 households across 14 complexes from 1 to 14 in Mokdong and Sinjeong-dong, Yangcheon-gu, between 1985 and 1988.

At the end of last year, Seoul City passed the district unit plan for the Mokdong District Land Development Project, which aims to transform the area around Mokdong New Town apartments, covering 4,368,460㎡, into a mini new town-scale development with 53,000 households.
