Revitalization of the Deteriorated Area Development in 'Maporo 1 District' That Damaged Urban Landscape
[Asia Economy Reporter Onyu Lim] The development of the non-implemented districts within Maporo 1-gu, Seoul, which had been delaying redevelopment projects and damaging the urban landscape, is set to be revitalized.
On the 22nd, Seoul City announced that on the 21st, the Urban Planning Committee approved with modifications the redevelopment plan change and landscape review for Maporo 1-gu, covering 249,777.4㎡ in the area of 255-1 Gongdeok-dong, Mapo-gu.
Maporo 1-gu was designated as a redevelopment zone in 1979, and the redevelopment project plan was decided in 1980. Out of the total 54 districts, redevelopment has been completed in 49 districts, leaving 5 districts as non-implemented areas.
The city explained that it decided to change the redevelopment plan to expedite the project promotion in the 5 non-implemented districts.
A city official stated, "With the approval of this agenda, it is expected that the development of the non-implemented districts in Maporo 1-gu, a long-awaited project, will be activated, and the revitalization of the local urban economy through strengthening the status as a regional center is anticipated."
On the same day, the committee also approved with modifications the redevelopment plan change for Maporo 1-gu District 58-2 (an area of 3,806.3㎡ at 16-1 Dohwa-dong, Mapo-gu).
This district is located about 150 meters from Gongdeok Station and corresponds to the "Mapo-Gongdeok Regional Center" in the "2030 Seoul Basic Urban Plan," making its location conditions excellent; however, it had been left in a deteriorated and declining state.
The city plans to improve the unreasonable urban planning facility road alignment within the district and incorporate a pedestrian passage plan linked to the Gyeongui Line Forest Park. Additionally, various commercial facilities will be placed on the lower floors to promote street activation.

In this area, floor area ratio relaxation (up to 474.6%) will be granted in exchange for land donation, and a complex housing development consisting of 196 units in a building with 5 basement floors and 19 above-ground floors, along with neighborhood living facilities, is planned.
