[Asia Economy Reporter Kangwook Cho] Korea Land and Housing Corporation (LH) announced on the 3rd that it will simultaneously offer public sale housing for ‘Yangju Hoecheon New Town A18·A21 Blocks’ through subscription applications from the 15th to the 18th.
The housing supplied this time consists of a total of 2,299 public sale units in Yangju Hoecheon A18 Block (1,304 units) and A21 Block (995 units). The total number of units supplied in A18 Block is 1,304, divided into types △74A (372 units) △84A (699 units) △84B (233 units). The average supply price per unit is 384 million KRW, approximately 11 million KRW per 3.3㎡. A21 Block supplies a total of 995 units, including △74A (296 units) △84A (493 units) △84B (186 units) △84C (20 units). The average supply price per unit is 375 million KRW, approximately 11 million KRW per 3.3㎡.
Eligibility for application requires applicants to be adult members of a household without a home, residing as of the 31st of last month in Seoul Special City, Incheon Metropolitan City, or Gyeonggi Province. Applicants must be subscribers to housing subscription savings (comprehensive housing subscription savings or subscription savings), with different qualification requirements such as subscription period, savings amount, and number of payments depending on the supply type.
The supply types are divided into special supply (△migrants and owners of demolished houses △institution recommendations and national merit recipients △newlyweds △first-time homebuyers △elderly parent support △multi-child families) and general supply. In case of competition within the same rank, priority supply is given to residents of Yangju City according to the priority supply ratio. The supply ratio for local residents varies by type.
Applicants for special supply categories such as newlyweds, first-time homebuyers, elderly parent support, and multi-child families must meet income and asset ownership criteria for all members of the household without a home, while general supply has no separate income or asset ownership requirements. However, for general supply, application priority varies by qualification, and in case of competition within the same priority rank in the same area, selection is made in order of △household members without a home for more than three years with the highest total savings △highest total savings.
It is possible to apply for both complexes simultaneously. Restrictions include a 10-year re-winning limitation and a 3-year resale restriction, with no mandatory residence period. Housing move-in is scheduled for November 2023 for A21 Block and January 2024 for A18 Block.
The supply schedule is △subscription application (June 15?18) △announcement of winners (A18 Block on July 5, A21 Block on July 6) △contract signing (September 6?17). Subscription application dates vary by supply type, and contract signing is divided into electronic contracts and on-site contracts, so the contract signing period differs accordingly, which should be noted.
Yangju Hoecheon New Town is located in the old downtown area of Yangju City, Gyeonggi Province, with the advantage of connecting to already established surrounding living infrastructure such as E-Mart Yangju Branch, Yangju Fashion Complex, and the central commercial district of Yangju Okjeong District. Transportation convenience is also excellent. Subway Line 1 Deokgye Station and the planned GTX-C line allow access to Seoul’s Gangnam area as well as Suwon via high-speed rail networks. Additionally, the Sejong-Pocheon (Guri-Pocheon) Expressway, National Road No. 3, Sinpyeonghwa-ro, and the planned Metropolitan Area 2nd Ring Expressway provide a well-connected road network linking the western, eastern, and southern parts of the metropolitan area.
The supply complexes are located in the central part of the district, with the central commercial district planned within a 10-minute walk, allowing easy use of infrastructure that will be expanded as the district matures. Kindergartens and elementary, middle, and high schools are planned to be established within walking distance. The complexes are designed as ground-level park-type with all vehicle parking underground, providing a safe walking environment for students. Furthermore, in the recent situation where indoor activities are difficult due to COVID-19, the abundance of nearby recreational spots such as Bulgoksan, Doraksan, Gojangsan mountains, Hoeamsaji Temple Site, Dokbawi Park, and Okjeong Lake Park is also noteworthy.
