Seoul City Approves District Unit Plan Amendments for 5 Architectural Heritage Promotion Zones
[Asia Economy Reporter Kim Hyemin] The Donhwamun area in Jongno-gu, Seoul, designated as a building asset promotion zone, will now be eligible for special architectural regulations, including a building coverage ratio of up to 90%.
On the 24th, Seoul City held the 5th Urban and Architectural Joint Committee meeting and reviewed the district unit plan amendment for five building asset promotion zones, including Donhwamun-ro in Jongno-gu, approving the original proposal, the city announced on the 25th.
The designated areas include Donhwamun-ro, Insadong, the vicinity of Unhyeongung, Ikseon-dong, and the west side of Gyeongbokgung Palace. Considering the current status of district unit plan reorganization and the urgency of applying special regulations, Seoul selected a total of five zones.
This decision follows the designation of the Donhwamun-ro area as a building asset promotion zone at the end of last year and the establishment of a management plan. The existing district unit plan was partially amended to enable the operation of special architectural regulations under the management plan.

Accordingly, in these areas, when protecting and utilizing building assets, the building coverage ratio can be applied up to 90%. Obligations for building line setbacks and standards for installing auxiliary parking lots can also be relaxed.
