In Q1, Seoul Apartment Move-ins Expected to Decrease by 34% Year-on-Year
[Asia Economy Reporter Yoo In-ho] The number of apartments scheduled for occupancy in Seoul from January to March this year was counted at 11,370 units, a 33.7% decrease compared to the same period last year (17,154 units).
According to the Ministry of Land, Infrastructure and Transport on the 5th, the nationwide number of apartments scheduled for occupancy in the first quarter of this year was 80,387 units. The metropolitan area accounted for 54,113 units, which is an increase of 40.8% and 23.7% compared to the 5-year average (38,000 units) and the same period last year (44,000 units), respectively.
On the other hand, the provinces recorded 26,274 units, a decrease of 44.8% and 25.0% compared to the 5-year average (48,000 units) and the same period last year (35,000 units), respectively.
Looking at the detailed occupancy volumes, in the metropolitan area, 21,420 units are scheduled for occupancy in January, including Anyang Dongan (3,850 units) and Namyangju Hopyeong (2,894 units). In February, 21,224 units including Suwon Godeung (4,086 units) and Godeok Gangil (1,945 units), and in March, 11,469 units including Hwaseong Byeongjeom (2,666 units) and Mapo Yeomri (1,694 units) are expected to be occupied.
In particular, in Seoul, the following are scheduled for occupancy: in January, The H Forecent in Irwon-dong, Gangnam-gu (184 units), Raemian Mokdong Adelice in Sinjeong-dong, Yangcheon-gu (1,497 units); in February, Godeok Xi in Sangil-dong, Gangdong-gu (1,824 units), Lotte Castle in Sangdo-dong, Dongjak-gu (950 units); and in March, Mapo Prestige Xi in Yeomri-dong, Mapo-gu (1,694 units).
In the provinces, 4,129 units including Cheongju Dongnam (1,077 units) and Jeonju Deokjin (830 units) are expected to be occupied in January; 8,068 units including Daegu Yeongyeong (1,812 units) and Seocheon Yesan (1,273 units) in February; and 14,077 units including Eumseong Geumwang (1,664 units) and Sejong City (1,500 units) in March.
By housing size, there are 34,512 units under 60㎡ exclusive area, 35,479 units between 60 and 85㎡, and 10,396 units over 85㎡. Small and medium-sized houses under 85㎡ account for 87.1% of the total, indicating a large volume of small and medium-sized housing occupancy.
