Incheon City Announces Public Contest for Complex Land Development Project in Namdong Industrial Complex Regeneration Area
Until April 6... Industrial, Commercial, Residential, and Support Facilities Located in One Place
[Asia Economy Reporter Park Hyesook] Incheon City is launching a public contest for the private-led development project of mixed-use land in the Namdong National Industrial Complex regeneration project area.
The city announced on the 7th that it will conduct a public contest for the mixed-use land in the Namdong National Industrial Complex, designated as a regeneration project area last August, until April 6. The city plans to establish a regeneration project implementation plan reflecting the contest results.
Mixed-use land refers to land where industrial facilities (factories), support facilities (commercial, sales, office, residential facilities, etc.), and public facilities can be located in a complex manner.
The Namdong Industrial Complex is divided into industrial facility land, support facility land, and public facility land, with restrictions on the types of facilities that can occupy each land. Due to factory-centered land use, it has been difficult to have convergent occupancy of facilities, and the separation of workplaces and convenience facilities has led to a decline in workers' working environment, weakening the competitiveness of the industrial complex.
Accordingly, the city is promoting the mixed-use land development project to transform the existing manufacturing facility-centered industrial land into a space where 'industry + commerce + residential + support' facilities coexist, aiming to increase the productivity of tenant companies and create a convenient environment for workers to live.
The total amount of mixed-use land for this contest is 326,000㎡, including industrial facility land within 100m from the main arterial road, within 250m reflecting station areas, within 100m from Seunggi Stream, and areas recognized by the Incheon Industrial Complex Regeneration Promotion Council that can be converted into mixed-use land.
The minimum development scale is a site area of 10,000㎡ or more. If selected as a private-led development mixed-use land through the contest, the zoning will be changed from general industrial to semi-industrial to allow various facilities to be established.

An official from Incheon City stated, "Through the mixed-use land contest, we expect to revitalize the aging industrial complex by expanding the support and convenience facilities lacking in the Namdong National Industrial Complex."
