'Pungmu Station Area Sujain Gracent Phase 2' Model Home Opens Tomorrow, Avoiding Loan Regulations [Real Estate AtoZ]

Highlighting the Scarcity of 105-Square-Meter Units
BS Hanyang announced on April 2 that it will open the model home for "Pungmu Station Area Sujain Gracent Phase 2," which is being developed on Block B1 of the Pungmu Station Area Urban Development Project in Gimpo-si, Gyeonggi-do, on April 3, marking the official start of sales.
Pungmu Station Area Sujain Gracent Phase 2 will be located in Sau-dong, Gimpo-si, consisting of seven buildings with a total of 639 units, ranging from two basement levels to 28 above-ground floors (509 units of 84 square meters and 130 units of 105 square meters). As a non-regulated area adjacent to Seoul, where the presale price cap system applies, the price burden is relatively low. The presale price for the 84-square-meter units is set at around the mid-600 million won to low-700 million won range, similar to the first phase. The 105-square-meter units will be offered in the mid-700 million won to low-800 million won range.

View original imagePungmu Station Area Sujain Gracent Phase 2 is a station-area complex adjacent to Sau Station on the Gimpo Gold Line, and within walking distance to Pungmu Station, which is scheduled to become a transfer station for Seoul Subway Line 5 in the future. Once Line 5 is extended, accessibility to major business districts in Seoul, such as Magok District, Yeouido, and Gwanghwamun, is expected to improve significantly. From the complex entrance, it is about a three-minute walk to Sau Elementary School and about a six-minute walk to Sau High School (according to Naver Maps), ensuring safe walking routes for students. Being directly connected to the Sau-dong residential area, residents will also have convenient access to Gimpo's largest cluster of private academies and abundant administrative and lifestyle infrastructure.
The second phase introduces a large 105-square-meter unit type, which was not available in the first phase. This unit is the last large-type unit (excluding mixed-use complexes) within the Pungmu Station Area. With a floor plan superior to typical mixed-use complexes, it is expected to attract end-users seeking more spacious homes. All units feature a flat four-bay layout to maximize natural light and ventilation, along with generous service areas. Walk-in closets and pantry spaces in the hallway and entrance are provided in every unit, while the 105-square-meter units also include an additional multi-purpose room to increase spatial utility. Furthermore, a flexible wall between bedrooms 2 and 3 allows for the spaces to be separated or combined. Various premium paid options are available for customized designs, such as upgraded wall finishes, high-end walk-in closets, and specialized bathrooms, allowing residents to tailor their homes to their preferences.
The community facilities are also diverse. The complex will offer a dry sauna, shared office space, residents’ meeting room, and coin laundry, as well as sports facilities including a golf range, fitness center, table tennis room, and group exercise (GX) room. Additionally, educational and childcare spaces such as a study café, small library, kids’ lounge, kids’ station, residents’ café, and care center will be provided. The complex will also feature a variety of themed landscaping areas, including Central Plaza 1 and 2, and sunken gardens.
The application schedule begins with special supply applications on April 13, followed by first-priority applications on April 14, and second-priority applications on April 15. Successful applicants will be announced on April 21. Official contracts will be signed at the model home over a three-day period from May 6 to May 8.
A BS Hanyang representative said, "With the first phase selling out quickly and achieving excellent application results, expectations for the second phase are also high among buyers. We anticipate that the extension of Seoul Subway Line 5 to Gimpo and the competitive pricing under the presale price cap system will attract a wide range of demand from Seoul, leading to another successful sales outcome for the second phase."
