The unsold unit lottery application for "Guri Station Hainity River Park," located in Sutaek-dong, Guri-si, Gyeonggi Province, attracted over 1,200 applicants, signaling its popularity. Amid the continuous rise in Seoul housing prices and a tight jeonse rental market, buyers are increasingly turning their attention to the Seoul metropolitan area, recognizing the development's locational advantages and future value.
According to the Korea Real Estate Board's Cheongyak Home, the unsold unit lottery held on April 20 drew a total of 1,239 applicants. For the 59㎡B type, 300 people applied for 30 available units, resulting in a peak competition ratio of 10:1. The 59㎡A type also saw high demand, with 632 applicants vying for 77 units, producing a competition ratio of 8.21:1.
Industry experts attribute the strong response to Guri-si's status as a non-regulated area with excellent accessibility to Seoul. As most of Seoul and certain parts of Gyeonggi Province have recently been designated as regulated areas, and housing prices have surged, demand is rising for Guri-si, which is adjacent to Seoul yet remains non-regulated.
The site's outstanding accessibility to Seoul is also noteworthy. Guri Station, which serves as a transfer station for Subway Line 8 and the Gyeongui–Jungang Line, is located within 800 meters of the development, allowing residents to walk there. According to Naver Maps, from Guri Station it takes approximately 20 minutes to reach Jamsil Station and around 30 minutes to reach Samseong, Bongeunsa, and Jonggak Stations.
When using Line 8, access to Jamsil is convenient. Transferring to Line 2 allows quick travel to Samseong Station in the Gangnam Business District (GBD), while transferring to Line 9 leads to Bongeunsa Station. The Gyeongui–Jungang Line enables a rapid link to Jonggak Station in the Jongno Central Business District (CBD) via a transfer to Line 1. These connections make the development an optimal residential choice for those commuting to major business districts in Seoul.
Expectations are also high for future improvements in the residential environment. Starting with this project in Sutaek E District, the Guri Topyeong 2 District and Sutaek-dong redevelopment projects will follow, creating a large-scale residential town stretching from Guri Station to the Han River, with approximately 46,000 units planned.
A sales representative stated that, as the project enjoys both proximity to Seoul and non-regulated status, they expect a swift sell-out during the contract phase.
