Siheung Real Estate Market Sees 42.2% Surge in Transactions... "Hillstate Siheung The Class" Launching in May
As demand for moving out of Seoul intensifies, with people seeking to avoid the high entry barriers of the capital, the real estate market in Siheung, Gyeonggi Province is heating up.
Against the backdrop of high interest rates, loan regulations, and rapidly rising pre-sale prices, Siheung is emerging as a solid alternative for genuine homebuyers. It allows residents to enjoy access to Seoul while reducing the financial burden. The area is being re-evaluated as a place that satisfies both residential satisfaction and asset value, leading to a shift in the market landscape beyond simply being a peripheral region.
In fact, transactional data supports this market shift. According to Real Estate R114 Labs (REPS), the number of apartment sales transactions in Siheung jumped from 6,264 in 2024 to 8,905 in 2025, marking a 42.2% increase over one year. This is significant because it demonstrates that transaction activity is being driven by real demand, rather than merely a temporary rebound. Analysts note that demand is now actively shifting from jeonse (long-term deposit leases) to purchases, particularly in areas with price competitiveness.
Transportation infrastructure is also a key factor attracting demand. By using the Seohae Line, it is possible to reach major business districts in Seoul within 30 minutes to one hour, making daily commutes a realistic option. In addition, expectations for further transportation expansion—including the Shin-Guro Line (planned), Wolpan Line, and Shin Ansan Line—are positioning Siheung not just as an outer residential area, but as an extension of the Seoul metropolitan area.
The fact that Siheung is a non-regulated area also accelerates demand inflow. With more flexible loan and subscription conditions, the initial funding burden can be reduced, attracting not only genuine homebuyers but also some investment demand, thereby boosting the overall strength of the market.
As a result, new apartments being supplied in Siheung are drawing attention. One representative example is "Hillstate Siheung The Class," being introduced in Daeya-dong, Siheung by Hyundai Engineering.
This complex is being developed in Daeya-dong, Siheung, Gyeonggi Province, and will consist of five buildings, 2 basement floors to 27 floors above ground, and a total of 430 units with exclusive areas of 74 and 84 square meters. Thanks to the prestige of the Hillstate brand and the excellent location, expectations are high that it will become a landmark representing the area in the future.
"Hillstate Siheung The Class" is located approximately 250 meters in a straight line from Siheung Daeya Station on the Seohae Line, making it accessible on foot. The line also allows for easy transfers to subway lines 1, 7, 5, and 9, providing excellent connectivity to major business districts in Seoul. In addition, the planned Shin-Guro Line (a metropolitan railway in the southwestern Seoul area) is set to connect Siheung Daeya Station to Mokdong Station in Seoul. If this project is confirmed, the area is expected to benefit from a "double station area" effect. In December of last year, Siheung City officially announced plans to restructure and promote the "Metropolitan Railway for Southwestern Seoul" project, which integrates the Shin-Guro Line, the second Gyeongin Line, and the Shincheon-Shinlim Line, through private investment.
Furthermore, Bucheon Sports Complex Station, three stops away, is slated to be served by the GTX-B Line (planned), while Siheung City Hall Station is also set to house the Wolgot-Pangyo Line (planned) and Shin Ansan Line (planned), leading to expectations for even more extensive metropolitan transportation networks in the future.
A bus stop is located right in front of the complex, making it easy to travel to neighboring areas such as Bucheon, Ansan, and Anyang. The area also offers convenient access to the Seoul Metropolitan Area's first ring expressway and the second Gyeongin Expressway, ensuring excellent accessibility to Seoul by car.
The local living infrastructure is solid. The complex is surrounded by a range of shopping, leisure, and medical facilities, including Lotte Mart, Starfield City, CGV, Siheung ABC Happy Learning Town, and Sincheon Union Hospital, providing convenient daily life. There are also abundant green spaces such as Soraesan Forest Park, Incheon Grand Park, and Eungye Lake Park, enabling residents to enjoy both urban and natural environments.
There are also excellent educational conditions, with Daeya Elementary School, Daeheung Middle School, and Sorae High School nearby. Notably, within the adjacent Eungye District, Siheung Science High School—the city's first special-purpose science high school—is scheduled to open in March 2029. As "Hillstate Siheung The Class" is scheduled for move-in in February 2029, residents will be able to benefit from the new science high school opening the following month.
