Nowon District Begins Construction of Mixed-Use Residential, Commercial, and Public Complex in Gongneung-dong Station Area
Floor Area Ratio of 600%, Two 28-Story Buildings Above Ground
Nowon District of Seoul (District Mayor Oh Seungrok) will hold a groundbreaking ceremony for the Gongneung-dong Station Area Revitalization Project on March 28. The project aims to develop a mixed-use complex that integrates residential, commercial, and public facilities on the site of the former KT Gongneung Building (375-4 Gongneung Station), located near Gongneung Station.

View original imageOn a site with an area of 6,791 square meters, two buildings will be constructed: each with 6 basement levels and 28 above-ground floors. The complex will include 397 residential units, as well as commercial and workspaces, and public facilities, all arranged in a mixed-use layout. The floor area ratio is set at 599.9%. By taking advantage of its prime location adjacent to Exit 1 of Gongneung Station on Subway Line 7 and Dongil-ro, the plan aims to provide urban functions that the local area has long lacked, all at once.
The public facilities have been designed to meet local needs. The Gongneung 1-dong Community Service Center, which had previously been difficult to access due to its location along a back road, will move to the third floor together with a small library. A fitness center will be located on the first basement level, while a local children's center, a youth shop, and a large auditorium will be situated on the second floor above ground.
Between the two buildings, an indoor plaza with a ceiling height of 19 meters and an area of 573 square meters will be created and kept open 24 hours a day. This multipurpose space will be used for events such as flea markets and performances. Additionally, the nearby Dongil-ro 192-gil will be widened to improve pedestrian safety and vehicle traffic flow.
The location itself also draws attention. The Gyeongchun Line Gongneung Forest Trail Café Street and Gongneung-dong Dokkaebi Market are both within a 500-meter radius, and the site for the Gwangwoon University Station Area Development Project, scheduled for completion in 2028, is just 1 kilometer away. This proximity is expected to boost the area's commercial growth potential. Since being selected as a pilot site for Seoul's Station Area Revitalization Project in 2019, the project has completed all necessary steps, including the urban management plan decision and project plan approval. The project is led by HDC IPARK Real Estate Investment Company and HDC Hyundai Development Company.
The groundbreaking ceremony will be held on March 28 at 2 p.m. at the project site, and completion is scheduled for February 2031.
