Yeongdeungpo District Accelerates Shingil 2nd District Redevelopment with Project Implementation Plan Approval
Large-Scale Complex with 2,550 Units in Buildings Up to 49 Stories High
Yeongdeungpo District in Seoul (District Mayor Choi Hokwon) announced on September 18 that it has approved the project implementation plan for the Shingil 2nd District residential redevelopment project, located near Yeongdeungpo Park (around 190 Singil-dong).

View original imageThis project is a large-scale redevelopment that will create 2,550 apartment units in buildings up to 49 stories high, making it the largest redevelopment zone currently underway in Yeongdeungpo District.
The project site has long been identified as an area densely packed with old and deteriorated buildings, with only 28.9% of the structures facing roads at least 4 meters wide. This has significantly restricted access for emergency and service vehicles, such as fire trucks and garbage collection vehicles. As a result, there has been a growing consensus on the urgent need to improve the disordered and outdated residential environment.
Shingil 2nd District has now officially entered the redevelopment phase, having received approval for its project implementation plan about three years after its zoning was upgraded from a Type 2 General Residential Area to a Type 3 General Residential Area through the establishment and modification of its maintenance plan in 2022.
The site spans 116,913 square meters, and both Yeongdeungpo Station and Singil Station are located within a 500-meter radius, offering excellent transportation accessibility. The opening of the Shinansan Line in the future is expected to further enhance transport connectivity. Yeongdeungpo Park and Saetgang Ecological Park are located nearby, and a children's park and small parks are also planned within the complex.
Since the application for project implementation plan approval was submitted in December last year, the district has completed both the public review by residents and the deliberation by the Central Land Expropriation Committee. The district announced the approval notice on this day and stated that it will swiftly carry out follow-up procedures, such as selecting appraisal and audit institutions, to ensure smooth support for the project.

Choi Hokwon, Mayor of Yeongdeungpo District, stated, "This redevelopment project is a meaningful initiative to improve a deteriorated area and create a large-scale residential complex with excellent transportation accessibility," adding, "We will continue to actively support redevelopment and reconstruction projects to bring about changes that residents can truly experience."
