Even for Completed Jeonse Right Registrations Within Lease Period
Eunpyeong-gu, Seoul (District Mayor Kim Mi-kyung) announced on the 17th that it will newly implement an expansion of the support targets for the Jeonse right registration cost support project to protect tenants' deposits.
The district has relaxed the support requirements to expand the scope of support. Previously, only tenants who completed the Jeonse right registration after January 1, 2024, were supported, but now tenants who have completed the Jeonse right registration 'within the lease contract period as of the application date for the Jeonse right registration cost' are also eligible.
Even if the Jeonse right registration was completed before 2024, retroactive application is possible if the application is made within the lease period. For example, if the lease period is from May 1, 2023, to April 30 of this year, and the Jeonse right registration was submitted and registered on May 2, 2023, the tenant can apply for support for the Jeonse right registration cost until April 30.
In addition, some exclusion criteria have been relaxed. Previously excluded groups such as homeowners, tenants of public rental housing, and tenants of rental housing owned by rental business operators are now included in the support targets. However, tenants who are corporations remain excluded.
The support amount is up to 500,000 KRW per person, and the support period lasts until the budget is exhausted. For a Jeonse deposit of 200 million KRW, about 500,000 KRW in registration costs occur. To apply, applicants should bring a resident registration certificate, a receipt confirmation for the registration application, and the lease contract to the Real Estate Information Division of Eunpyeong-gu Office.
The Jeonse right registration cost support project is a system first implemented nationwide by Eunpyeong-gu since August last year. Eunpyeong-gu expects this project to prevent Jeonse fraud and strengthen tenants' rights. In particular, by encouraging Jeonse right registration, it plans to provide practical protection measures for tenants who find it difficult to subscribe to deposit return guarantee insurance.
Mayor Kim Mi-kyung said, “I hope more residents can benefit from this improvement,” and added, “We will continue to promote various policies to prevent Jeonse fraud and support housing stability.”
