On that day, at the ‘Future Value Sharing Day’ held at Uijeongbu Culture Station Eum, Mayor Kim explained the blueprint of the development plan to citizens, which aims to develop the Uijeongbu Station area into a high-density, mixed-use complex.
The Uijeongbu Station area is densely packed with various administrative, business, and commercial functions, but the railway and park divide the downtown area, causing inconvenient pedestrian environments and lowering regional competitiveness.
The area is mixed with small-scale stores and traditional markets, and nearly half of the buildings were constructed before the 1980s. Due to low-rise, outdated buildings and entertainment facilities, the area faces difficulties in economic revitalization.
Mayor Kim Dong-geun envisions transforming the Uijeongbu Station area, a densely populated and industrial-economic hub in the northern metropolitan area and a transportation hub, into a compact city through high-density, mixed-use development.
According to Uijeongbu City, the Uijeongbu Station area, centered around Uijeongbu Station, is densely packed with various administrative, business, and commercial functions. However, the railway and park are installed in a way that crosses the downtown area, separating the east-west commercial and living zones, resulting in inconvenient pedestrian environments and hindering the influx of floating populations, which causes the area’s competitiveness to lag behind.
This development project focuses on reorganizing the fragmented spaces around Uijeongbu Station to integrate urban functions. Through this, the pedestrian environment will improve, and the floating population between commercial areas is expected to increase significantly.
In particular, Uijeongbu has been left behind in development due to being home to the largest number of U.S. military bases in the country, sacrificing for national security and being excluded from government development policies. Additionally, as it falls within the overconcentration control zone under the Capital Region Readjustment Planning Act, it faces difficulties in creating quality jobs and securing urban competitiveness.
The city expects this development project to contribute to revitalizing the local economy and creating new jobs and industries. In particular, it is anticipated to lay the foundation for Uijeongbu to grow into a self-sufficient city, with increased urban income.
Uijeongbu Station holds potential to develop into a major transportation hub in the northern metropolitan area. Various transportation networks such as the Gyeongwon Line, the Capital Region Express Train (GTX) C and F lines, and Subway Line 8 will be connected, maximizing transportation convenience and further enhancing its geographical value as a transportation hub.
In line with this, the city plans to foster Uijeongbu Station as a user-demand, logistics, human infrastructure, and economic hub through this development project, which is expected to positively impact regional economic development and investment attraction.
Mayor Kim Dong-geun stated, “The Uijeongbu Station area development project will be an important turning point that determines the living foundation for future generations, beyond simple urban development,” adding, “We will overcome the issues and concerns raised in various places through working groups of experts in each field and thorough reviews and consultations with related organizations such as Gyeonggi Province and the Ministry of Land, Infrastructure and Transport.”
He also noted, “We recognize that it is physically limited to improve the outdated facilities of the Uijeongbu Station area solely with Uijeongbu City’s finances,” and added, “We must not miss the opportunity to make a leap forward as a northern metropolitan area transportation hub by utilizing regulatory relaxation systems.”
Earlier, on July 1, the city was selected as a candidate site for the Ministry of Land, Infrastructure and Transport’s ‘Urban Innovation Zone’ and announced a master plan to develop the Uijeongbu Station area as the city’s landmark.
The city’s plan is expected to gain momentum if it aligns with the Ministry of Land, Infrastructure and Transport’s ‘Urban Planning Innovation Measures.’

The Ministry of Land, Infrastructure and Transport has selected the area around Uijeongbu Station as a candidate site for the ‘Urban Innovation Zone,’ which allows development projects without use and density restrictions in areas within existing downtowns that have potential for change.
