In fact, despite the overall downturn in the commercial property market, there have been continuous reports of full sales centered on commercial spaces within large apartment complexes with over 1,000 households. An industry insider stated, “Commercial spaces within large apartment complexes can generate stable sales without significant fluctuations if they attract family-unit customers based on fixed resident demand. For this reason, they are less affected by economic fluctuations.” He added, “Therefore, tenant preference is high, and from the landlord’s perspective, there are advantages such as relatively low vacancy risk and initial investment costs, which continues to attract interest.”
Meanwhile, ‘Hills Avenue Monteroi,’ a commercial space with a location that monopolizes fixed demand in June, is about to be offered for sale, drawing attention from potential buyers. The commercial space is located within the ‘Hillstate Monteroi’ complex, which consists of a total of 3,731 households, securing fixed resident demand.
Additionally, an integrated elementary and middle school and a neighborhood park are planned near the commercial space, which is expected to attract various demand from students, faculty, and park visitors. Furthermore, the nearby Hankuk University of Foreign Studies Global Campus, attended by about 7,500 university and graduate students, adds additional demand. Including the floating population and nearby residents, the demand base exceeds 16,000 people.
Moreover, the ‘Hills Avenue Monteroi’ commercial space boasts excellent visibility and accessibility due to its layout, which facilitates customer inflow. Since the surrounding area’s living infrastructure has not yet been established, dependence on this commercial space is high, increasing the likelihood of it becoming a representative commercial district in the region.
A sales official said, “Hills Avenue Monteroi is a commercial space within a mammoth apartment complex of over 3,500 households, with good visibility and accessibility, so a variety of demand inflows are expected. Due to the low vacancy risk, many inquiries from potential buyers are already ongoing, and we expect significant interest when sales begin.”
