Harim to Build 'Urban High-Tech Logistics Complex' in Yangjae... Scheduled for Completion in 2029
Floor Area Ratio Set at 800%

Harim Group has been granted permission to build an 'Urban High-Tech Logistics Complex' in Yangjae-dong, Seocho-gu, Seoul. On the 26th, the Seoul Metropolitan Government held a Logistics Complex Planning Review Committee meeting regarding the development project of the Korea Cargo Terminal Urban High-Tech Logistics Complex in Yangjae-dong, Seocho-gu, and announced that it was 'conditionally approved.'
The main conditions include measures to improve public transportation accessibility. These include increasing the operator's share of external traffic improvement measures and preparing plans to enhance accessibility to the above-ground parking lot.
It was agreed to actively implement the establishment of a new station on the Shinbundang Line and to bear the project costs according to the principle of the polluter pays. The Seoul Metropolitan Government stated, "It is necessary to increase the operator's share for the construction of the new Shinyangjae IC," and added, "For the above-ground parking lot, in addition to ramps, installing car lifts is also necessary to improve access routes."
The Urban High-Tech Logistics Complex in Yangjae, applied for by Harim, was approved with a floor area ratio of 800% (30% logistics facilities, 20% upstream facilities, 50% support facilities). Once the Urban High-Tech Logistics Complex is completed, securing logistics facilities in the Seoul area is expected to improve processing efficiency. Major facilities include 20% for research and development, 998 units of apartment housing, and 972 units of officetels.
Until now, Seoul has relied on Gyeonggi Province for about 70% of the required 1.85 million square meters of logistics complex area. With approximately 440,000 square meters secured, about 34% is expected to be absorbed by the Yangjae Urban High-Tech Logistics Complex. Consequently, a daily reduction of 11,150 freight trucks is anticipated.

Once the action plan for the conditions is supplemented and submitted, it will be announced in the Seoul City Gazette by the end of January next year, followed by the permit procedures at Seocho District Office, with completion scheduled for 2029.
