HDC Hyundai Development Company operates a thorough quality management system including I-QMS (Quality Real-name System) and I-QPI (Quality Performance Index) to ensure high-quality construction and prevent defects. I-QMS is a system that monitors and records construction quality across all trades such as civil engineering, architecture, equipment, and electrical work. It is characterized by enabling responsible management of quality for important checkpoints at each construction stage by item.
HDC Hyundai Development Company's quality performance index, I-QPI, aims to operate uniform quality management across all sites through quantified systematic management. I-QPI manages quality at inspection times according to quantitative evaluation criteria by trade, thereby improving quality levels. For example, in the case of concrete, it is typically divided into mid-winter and mid-summer based on temperature, and suitability is periodically reviewed and evaluated according to standards. The total number of such quality evaluation items reaches over 350, and the goal and site grades of the comprehensive I-QPI are managed above a certain level, with annual upward adjustments to strengthen quality capabilities.
‘From Pre-construction to Post-management’... Integrating BIM Across the Entire Construction Site to Advance Quality Management
BIM is used as a foundational record for digital transformation in all construction-related fields including design, budgeting, scheduling, procurement, ordering, construction, quality management, and safety management, and its importance is increasing over time. HDC Hyundai Development Company is also applying BIM comprehensively across the entire lifecycle of construction sites to advance quality management. It is characterized by enhancing data accuracy linked with BIM and visualizing it to facilitate understanding and communication among all project participants.
In the design and pre-construction stages, they operate a process that incorporates design and site feedback into design standards, estimation standards, construction standards, and standard details to enable BIM modeling before 2D design is finalized. At the estimation stage, they introduced 'HEB,' a BIM-based quantity calculation system developed in-house by HDC Hyundai Development Company. This allows detailed quantity calculation for all trades including architecture, structure, mechanical, electrical, civil engineering, and landscaping. Furthermore, when design changes occur, the history management of quantities and items changed by BIM model modifications becomes clearer, enabling rational settlement and calculation of construction costs with project owners and partners.
During the construction phase, the most representative system is the bidirectional real-time quality management system I-QMS between the site and headquarters, which continuously tracks and manages real-time inspection implementation and results to pursue the highest quality realization. At the site, 3D scanners measure and inspect earth retaining, piles, framework, and finishing ranges by combining design drawings and BIM modeling data to prevent rework and improve construction quality. In addition, digital technologies are actively utilized to strengthen quality, such as implementing the SAFETY-I system for safety and accident-free operations at all sites.
In the post-construction maintenance phase, HDC Hyundai Development Company's proprietary system ‘I-CLICK 4.0’ receives defect and maintenance requests through the system during site inspections and resident inspections. It enables systematic monitoring of progress and processing results, allowing flawless quality management even after construction. This facilitates rapid task processing and meticulous aftercare, resulting in increased customer satisfaction.
Meanwhile, on November 23, HDC Hyundai Development Company received the Minister of Land, Infrastructure and Transport Award at the ‘BIM Awards 2023’ hosted by the buildingSMART Association. They were highly evaluated for proposing an integrated management plan by combining a digital work environment and BIM throughout the entire construction process for Gunsan Hosu Park I-Park, which started construction in May 2021.
