Munhyeon-dong Planned for Large-Scale Development as a New Deal Project Site
The Daewoo E&C consortium (Daewoo E&C, Kumho E&C, Gyeryong Construction Industry, Heunghan General Construction, Woam Construction) plans to sell units in the ‘Munhyeon Prugio Tresiel’ located in Munhyeon-dong, Nam-gu, Busan, in November. This complex consists of 8 buildings ranging from 2 basement floors to 28 above-ground floors, with a total of 960 households, of which 768 units with exclusive areas of 59 to 74㎡ will be supplied for general sale. The exact number of units available for general sale will be determined after deducting the number of contracts with local residents currently underway prior to the general sale. Move-in is scheduled for September 2027.
Munhyeon Prugio Tresiel is a public housing project implemented jointly by the Korea Land and Housing Corporation and the Daewoo E&C consortium. As a project to build public housing to supply quality homes at prices lower than the surrounding market prices to Busan citizens including youth and newlyweds, it will be offered at a reasonable sale price. According to data from Nam-gu Office, the ‘Win-Win Munhyeon Masil Road Project,’ a regeneration project in Munhyeon-dong, covers a total area of 209,900㎡, which is four times larger than Yongho-dong, previously selected as a New Deal project site. A total of 264.6 billion KRW will be invested by 2024 to activate connections between subway stations and Hwangnyeongsan Mountain, and to revitalize the stagnant alley commercial districts by attracting the working population of the Busan International Financial District and local floating population.
In particular, this New Deal project will be linked with the Munhyeon 2 residential environment improvement project, where Munhyeon Prugio Tresiel is being developed, as well as the installation of inclined escalators near Jeonpo Dolsan, so the residential environment around the complex is expected to improve significantly.
Moreover, redevelopment projects are actively underway in the Munhyeon-dong area, further raising expectations for residential environment improvements. According to Busan City Hall, within a 1km radius of the complex, four redevelopment projects are in progress: Munhyeon 1 Housing Redevelopment (2,568 households), Munhyeon 3 Housing Redevelopment (2,772 households), Jeonpo 5 District Regional Housing Association (793 households), among others. Once development is completed, a new residential town with about 7,100 households including the complex is expected to be formed.

Munhyeon Prugio Tresiel is located within 800 meters of the Busan Metro Line 2 International Financial Center - Busan Bank Station. Using this line, it takes less than 5 minutes to Seomyeon Station, a transfer station for Lines 1 and 2, and only 15 minutes to Suyeong Station, a transfer station for Lines 1 and 3, allowing convenient access throughout Busan.

Additionally, financial education and cultural spaces, performance halls, daycare centers, and cultural, artistic, and tourism facilities will be established. Once completed, the area along with BIFC is expected to become even more vibrant.
Being close to Seomyeon, the commercial and financial center of Busan, the area offers abundant living infrastructure. Residents can conveniently access shopping and convenience facilities such as Homeplus Seomyeon, E-Mart Munhyeon, NC Department Store Seomyeon, Traders Wholesale Club Seomyeon, Seomyeon Underground Shopping Center, and Jeonpo Cafe Street. The Seomyeon Medical Street, developed around Seomyeon Station, is also nearby, making medical facility use easy.
