Majang Station and Cheonggyecheon Adjacent Majang-dong Area... Redeveloped into a 24-Story, 260-Unit Eco-Friendly Residential Complex
The low-rise residential area around Majang Station on Subway Line 5 and Cheonggyecheon in Majang-dong, Seongdong-gu, Seoul, will be transformed into an eco-friendly residential complex with about 24 floors and 260 households. The area, which has had poor living conditions due to its location on a steep slope and has been excluded from development, is planned to be redeveloped reflecting the characteristics of the hilly terrain.
On the 21st, Seoul City announced the confirmation of the 'Majang-dong 382 Area Redevelopment Project Candidate Site' rapid integrated planning. The planning principles for the Majang-dong 382 area rapid integrated planning are: ① Establishing an integrated plan harmonized with adjacent development projects ② Creating diverse skylines and outdoor spaces that utilize the characteristics of the hilly terrain ③ Developing an open residential complex connected to surrounding streets and walking paths.
First, considering that multiple development projects are underway in this area, Seoul City presented integrated infrastructure planning guidelines to connect roads and other infrastructure. The plan links the target site with the redevelopment of Sagun-dong 293 area, the reconstruction project of Majang Serim Apartments, and the development of Hanyang University’s 2nd campus, and comprehensively refurbishes access roads and pedestrian paths to ensure that streets and outdoor spaces are organically connected. A Seoul City official explained, “Local residents will be able to access major facilities such as Majang Station, Cheonggyecheon, and Hanyang University campus more easily by both vehicle and foot, as well as major arterial roads.”
In particular, since the Sagun-dong 293 area east of the target site was selected as the 2nd candidate site for rapid integrated planning redevelopment at the end of last year, the plan is to expand the northern Salgoti 2-gil road by connecting it with Sagun-dong 11-na-gil, widening it from the existing 3-4 meters to 9-11 meters, thereby creating a shared street for local residents that extends from the Majang Station area to Cheonggyecheon.
The target site is a steep slope with an elevation difference of up to 35 meters, and it is a south-high, north-low type land facing the Hanyang University forest, which is disadvantageous for sunlight and building layout. Accordingly, the city relaxed the height restriction from a Category 2, 7-floor limit to a Category 2 general residential area with about 24 floors, and increased the feasibility of the project by planning that utilizes the terrain’s elevation differences.
Finally, to prevent disruption of existing pedestrian routes due to the apartment complex development, a pedestrian system will be established that continuously connects the Hanyang University walking path, internal pedestrian routes within the complex, Majang Station area, and Cheonggyecheon to the surrounding areas. In particular, the plan is to link the green preservation area within Hanyang University’s 2nd campus (south of the target site), which is popular among residents as a walking path, with the pedestrian routes.
With the confirmation of the rapid integrated planning proposal for the Majang-dong 382 redevelopment candidate site, Seoul City plans to actively support the swift establishment of maintenance plans in the future. By applying the simplified rapid integrated planning procedure, it is expected that the project period will be significantly shortened through integrated review by the Urban Planning Committee’s delegated subcommittee and the project implementation plan.

Jo Nam-jun, Director of the Seoul City Urban Planning Bureau, said, “The Majang-dong 382 area has suffered from inconvenience due to poor road conditions and steep terrain, which prevented spontaneous maintenance by residents,” and added, “We will continue to fulfill the public responsibility and role to support development-excluded areas.”
