'Reconstruction of Seongsan Siyoung, the Largest Project in Gangbuk, Becomes Easier... Designated as a Special Planning Zone'
The reconstruction of Seongsan Siyoung in Mapo-gu, Seoul, home to 3,710 households and now 38 years since completion, is becoming easier. With Seoul City issuing guidelines on infrastructure and building layout, the maintenance plan can be created more conveniently.
Seoul City announced on the 27th that it held an Urban and Architecture Joint Committee meeting the previous day and approved amendments to the district unit plan area and plan decision for the Seongsan District housing development zone.
The target area is the Seongsan Siyoung complex built in 1986. Seongsan Siyoung, along with Wolgye Siyoung in Nowon-gu (3,930 households), is considered the "largest redevelopment project in northern Seoul." It recently passed a traffic impact assessment ahead of establishing the maintenance plan. It is known that reconstruction up to 40 floors is being pursued. Seoul City explained, "As the reconstruction period for areas developed as housing development zones in the past has arrived, a district unit plan was established to prepare maintenance standards for apartment complexes."
The key point is designating Seongsan Siyoung as a special planning zone to present standards for infrastructure, density, building layout, and design.
First, a semi-circular open park centered around Seomida Bridge along Bulgwangcheon Stream will be created to form a waterfront central space linked with cultural functions such as the Oil Tank Culture Park and the World Cup Stadium. Buildings within the park will be minimized to secure openness to the waterfront, and shared facilities accessible from outside will be arranged to enhance user convenience.
Additionally, public pedestrian pathways connecting the park and surrounding areas have been designated to allow nearby residents easy access to Line 6 World Cup Stadium Station and Bulgwangcheon Stream. A bicycle-only road will also be constructed between Mapo-gu Office and the complex to improve mobility convenience.
The arrangement of the main buildings provides specific guidelines by location to ensure waterfront openness and distinctive design.

A Seoul City official said, "With the district unit plan decided, it is now possible to proceed with the Seongsan Apartment reconstruction project quickly and predictably, and we expect the creation of a waterfront central space along Bulgwangcheon Stream that secures openness and pedestrian convenience."
