No Need to Plant Trees on Factory Sites... Ulsan High-Tech Valley Industrial Complex Removes 'Mandatory Landscaping Area Guidelines'
Active Regulatory Relief for Resident Companies, Resolving Complaints Received During 'On-site Visits'

With the removal of the mandatory landscaping provision, it is expected that the burden on tenant companies due to restrictions on the use of factory sites will be significantly eased.
The Ulsan Free Economic Zone Authority announced that the revised industrial complex plan reflecting this change was officially notified as of December 1.
The Ulsan Free Economic Zone Authority has been seeking solutions by listening to suggestions and issues raised by tenant companies in the Free Economic Zone through “on-site visiting meetings.”
Following last month’s deregulation allowing the registration of urban-type factories within the Techno General Industrial Complex, the revised notification now eliminates the mandatory landscaping area requirement within factory sites in the Ulsan High-Tech Valley General Industrial Complex.
The revised notification establishes an “environmental conservation plan” that secures a practical ecological area ratio by utilizing reservoirs, green spaces, and parks within the High-Tech Valley industrial complex, securing 25% ecological area ratio which exceeds the originally planned 20%, thereby deleting the mandatory landscaping area guideline within factory sites.
The Ulsan High-Tech Valley General Industrial Complex is subject to environmental impact assessment under Article 22, Paragraph 1 of the Environmental Impact Assessment Act and must secure an ecological area ratio of at least 20%. Securing such an ecological area ratio is an important system to maintain the natural soil circulation function in densely developed urban areas.
However, it has been difficult for companies entering the industrial complex to secure the ecological area ratio through rooftop greening or landscaping within the site due to significant restrictions on factory site utilization and challenges in post-management, necessitating a solution.
Following requests to ease the mandatory landscaping within factory sites during the “on-site visiting meetings,” the Ulsan Free Economic Zone Authority quickly coordinated with related organizations and departments to devise solutions to reduce the burden on tenant companies.
