Free Financial Feasibility Analysis Service for Redevelopment Projects... Survey on Demand for Small-scale Housing Management Areas
The Korea Real Estate Board announced on the 24th that it will conduct a "Public Demand Survey for Hopeful Candidate Sites for Small-scale Housing Maintenance Management Areas" starting from the 24th to revitalize small-scale housing maintenance management areas.
Small-scale housing maintenance management areas are a system introduced to prevent indiscriminate development in aging low-rise residential areas and to promote the planned implementation of small-scale housing maintenance projects.
Despite continuous promotion efforts such as briefings and local government contests to discover management areas, an imbalance between the metropolitan area and non-metropolitan areas persists, and there have been limitations in smooth project implementation due to a lack of cooperation between small-scale housing maintenance project implementers and local governments, as well as insufficient administrative support from local governments. The Real Estate Board explained that this public demand survey is being conducted in response to these issues.
Currently, the establishment of small-scale housing maintenance management plans is carried out through a top-down public proposal method involving local governments, LH, and local public corporations. However, to ensure early stabilization and activation of the system, opinions from landowners and project implementers will be collected (bottom-up) to form a pool of candidate management areas by region, which will then be provided to local governments.
Once candidate areas are submitted, a basic status analysis will be conducted to review the necessity of designating management areas, and sites meeting the requirements as potential management area candidates will be selected. Subsequently, a feasibility analysis service for autonomous housing maintenance projects and street housing maintenance projects within the target areas will be provided free of charge. Related information will be provided so that the respective local governments can utilize it as candidate management areas, and cases of collaboration through resident participation and public policy support will also be discovered.
