[Asia Economy Reporter Jong-il Park] Hannam 2 District, part of the Hannam Redevelopment Promotion Zone, is set to commence its redevelopment project. A new complex consisting of residential buildings with 6 basement floors, 14 above-ground floors, and a maximum height of 40.5 meters, along with auxiliary welfare facilities, is expected to be constructed.
Yongsan District Office (Mayor Seongjang Hyun) announced on the 26th in the district bulletin the approval of the project implementation plan for the Hannam 2 Redevelopment Promotion Zone housing redevelopment project.
This is in accordance with Article 50, Paragraph 1 of the Urban and Residential Environment Improvement Act.
The redevelopment zone is located in the area of 272-3 Bogwang-dong, Yongsan-gu. The zone covers an area of 114,580.6㎡, divided into ▲maintenance infrastructure facilities totaling 30,821.7㎡ (roads 19,008.8㎡, social welfare facilities 3,851.7㎡, small parks 3,192.6㎡, connecting green spaces 2,801㎡, public offices 1,967.6㎡) ▲residential land 70,771.4㎡ ▲neighborhood living facilities 3,764.5㎡ ▲religious land 2,223㎡.
The building footprint is 26,622.41㎡, with a total floor area of 338,290.69㎡. The land use zone is classified as a Type 2 General Residential Area, applying a building coverage ratio of 32.14% and a floor area ratio of 195.42%. The plan includes constructing 30 apartment buildings and welfare facilities, each up to 14 floors. The total number of households will be 1,537.
Of these, 1,299 units (38~155㎡) will be for sale, and 238 units (38~51㎡) will be rental units.
Maintenance infrastructure such as roads, small parks, social welfare facilities, and public offices will be developed by the project implementer and donated to the district.
The project implementer is the Hannam 2 Redevelopment Promotion Zone Housing Redevelopment Project Association (Chairman Kim Seongjo). The project will proceed over 90 months from the approval date (November 26), with a planned budget of 948.6 billion KRW.
The Hannam Redevelopment Promotion Plan was announced on October 1, 2009. After the association was approved on June 1, 2012, the plan was revised on September 1, 2016, including the exclusion of the Itaewon Tourism Special Zone from the Hannam District Redevelopment Promotion Plan.
The initial application for project implementation plan approval was submitted in September last year. Over 13 months, the district coordinated with related departments and agencies, conducted public inspections and announcements, and established an urban planning facility (park) creation plan before issuing the approval certificate to the association on the 26th. This marks 9 years since the association's establishment.
The construction company is expected to be selected in the first half of next year.
Seongjang Hyun, Mayor of Yongsan District, stated, “Following the approval of the Hannam 3 District project implementation plan in March 2019, we have now approved the Hannam 2 District plan. Step by step, we will support the Hannam Redevelopment Promotion Zone to be reborn as a premium residential complex that preserves the hillside landscape of Namsan and offers views of the Han River.”

According to the Hannam 2 Promotion Zone architectural layout guidelines, building heights are planned so that adjacent blocks form a natural skyline. The area adjacent to neighborhood living facilities and Bogwang Elementary School is designated as connecting green space to secure pedestrian pathways.
