Goyang City Transforms Old Houses into 'Public Rental Housing' (After Project) [Provided by Goyang City]
View original image[Asia Economy Reporter La Young-cheol] In Goyang City, Gyeonggi Province, the 'Self-Housing Maintenance Project,' where owners of old houses renovate or rebuild their homes themselves and supply them through the 'LH Participatory Public Rental Housing' method, is gaining attention.
According to Goyang City on the 14th, the landowners of three parcels in Jugyo-dong demolished all the old houses (detached, multi-family, and row houses) on the site (717.9㎡) and newly constructed 18 multi-family housing units in a five-story building with a total area of 1,190.85㎡, which was completed on the 10th.
Before the project, they formed a residents' consensus group in December 2019 based on the 'Special Act on the Maintenance of Vacant Houses and Small-scale Housing' as the basis for the 'Self-Housing Maintenance Project.'
Then, in December of last year, they signed a joint project implementation agreement, mainly stipulating that LH would purchase the newly built multi-family housing.
The city provided various administrative supports, such as facilitating the residents' consensus group, the project entity, to receive project financing from HUG (Housing and Urban Guarantee Corporation).
Thus, the 'Self-Housing Maintenance Project' has had the effect of improving the environment and reducing the business burden on landowners by having LH purchase the improved old houses led by residents and supply them as public rental housing.
Additionally, the project has the advantage of shorter procedures and periods compared to large-scale redevelopment, and it is expected to serve as a good example for many local governments in the future.
