LH Announces Tenant Recruitment for 712 National Rental Housing Units in Gimpo Masong B-7 Block

37㎡ Type with Rental Deposit of 19 Million KRW, Monthly Rent 178,000 KRW, Affordable
[Asia Economy Reporter Jo Gang-wook] Korea Land and Housing Corporation (LH) announced on the 9th that it is recruiting tenants for 712 units of national rental housing in Gimpo Masong B-7 Block.
The housing units supplied this time range from 29 to 51㎡ in exclusive area, consisting of 214 units of 29㎡, 142 units of 37㎡, 194 units of 43㎡, and 162 units of 51㎡.
Among them, 158 units are for general supply, 488 units are for priority supply such as newlyweds, and 66 units are designated as ‘housing for the residentially vulnerable’ to ensure safe living for the elderly and others.
Rental conditions for the 37㎡ type include a rental deposit of 19 million KRW and a monthly rent of 178,000 KRW, which is very affordable compared to surrounding market prices. By using the conversion deposit system to increase the rental deposit to 40 million KRW, the monthly rent can be reduced significantly to 73,000 KRW.
Applicants for the Gimpo Masong B-7 Block national rental housing must be members of a non-home-owning household as of the announcement date on the 4th, with an average monthly income of 70% or less of the urban worker household income, total assets of 292 million KRW or less, and a vehicle value of 34.96 million KRW or less.
For general supply, units under 50㎡ exclusive area are given priority to households with an average monthly income of 50% or less of the urban worker household income. If there are remaining units, they are supplied to households with an average monthly income of 70% or less. In case of competition, the first priority is residents of Gimpo City, the second priority is residents of Gangseo-gu in Seoul, Goyang-si and Paju-si in Gyeonggi-do, and Ganghwa-gun, Gyeyang-gu, and Seo-gu in Incheon. Tenants are selected based on a combined score of the number of minor children, applicant’s age, and number of dependents.
Units with an exclusive area of 50㎡ or more are supplied to households with an average monthly income of 70% or less of the urban worker household income. The first priority is applicants who have been subscribed to the comprehensive housing subscription savings for over 2 years and have paid monthly installments at least 24 times. The second priority is those who have been subscribed for over 6 months and have paid monthly installments at least 6 times.
‘Priority supply’ is available for demolition victims, disabled persons, and multi-child families, while ‘housing for the residentially vulnerable’ is available for elderly persons aged 65 or older and disabled persons. Eligibility for priority supply must be confirmed in the tenant recruitment announcement.
Priority supply applicants can apply from the 17th to 18th, and general supply applicants from the 21st to 22nd via the LH subscription center. For institution-recommended priority supply applicants, disabled persons, and elderly persons aged 65 or older who have difficulty using the internet, in-person applications are accepted only at the ‘LH Gimpo Project Team Housing Promotion Center’.
Announcement of document submission candidates is on the 29th, document submission is from July 1 to 7, winner announcement is on October 8, and contract signing is from October 19 to 22. Move-in is scheduled for December next year.
Gimpo Masong B-7 Block is located in the center of Gimpo Masong District, adjacent to Masong Park and Children’s Park, providing a pleasant residential environment. It is also close to elementary, middle, and high schools, offering excellent educational conditions. Additionally, the Tongjin-eup Administrative Welfare Center North Health Center is right in front of the complex, and the second comprehensive social welfare center in the northern area, within a 15-minute walk, is scheduled for completion next year, which will further improve administrative and health services and living infrastructure.
The nearby Gurrae Station on the Gimpo Gold Line, connected to Subway Line 9, has improved access to Seoul. The metropolitan area’s 2nd Ring Expressway section between Gimpo and Incheon has opened, allowing convenient access via Tongjin IC, providing excellent transportation networks.
