Gangdong-gu Godeok Biz Valley 7th Land Supply
Submission of the 7th Business Plan for Selection of Recommended Candidates for Supply of Self-Sufficient Facility Sites in Godeok-Gangil Public Housing District by November 23
[Asia Economy Reporter Jongil Park] Gangdong-gu (Mayor Lee Jeong-hoon) announced the 7th land supply notice on October 25 for self-sufficient facility land within Godeok Biz Valley and is accepting business plans from companies until November 23.
The land supply targets include Self-sufficient Zone 1 (Self-sufficient 1-1 to 6 / total 6 plots, 5,648㎡) and Self-sufficient Zone 4 (Self-sufficient 4-2 / total 1 plot, 1,633㎡) among six self-sufficient land zones, intended for office and research facilities in advanced industries, information and communication industries, and engineering sectors.
The land parcels range from a minimum of 882㎡ (267 pyeong) to a maximum of 1,633㎡ (494 pyeong). Companies wishing to acquire land must designate one plot among the seven available plots and submit a business plan including corporate capability, business plan, and community contribution plan along with required documents.
Eligibility requires either an individual corporation in the targeted industry or a consortium of two or more corporations. Double applications for the same land are prohibited, and companies selected as land supply recipients cannot apply for the next land supply.
To prevent speculative approaches and attract companies with genuine occupancy intentions, resale is prohibited for five years after the building preservation registration.
Additionally, the business operator must directly use at least 50% of the main facility for five years from the completion date, and must verify restrictions on factory establishment and approval under the Water Supply Act.
Submitted business plans will undergo fair evaluation by a corporate attraction evaluation committee composed of experts in related fields. Companies selected as land supply recipients will be recommended to Seoul Housing and Communities Corporation for contract processing.
Currently, Godeok Biz Valley has completed land supply notices for self-sufficient zones 1 through 6, selecting 17 companies (31 companies including consortiums) and knowledge industry centers, with contracts signed with Seoul Housing and Communities Corporation.
Mayor Lee Jeong-hoon of Gangdong-gu stated, “We will strive to successfully promote the Godeok Biz Valley development project to strengthen Gangdong-gu’s economic foundation and leap forward as the economic hub of southeastern Seoul.”
