Hoban Launches 'Hoban Summit Yuseong Grand Park' in Yuseong-gu, Daejeon

View original image[Asia Economy Reporter Lee Chun-hee] Hoban Construction is launching the sale of "Hoban Summit Yuseong Grand Park" in Yongsan District, Yuseong-gu, Daejeon. The sale price is set at around 12 million KRW per 3.3㎡.
Hoban Construction announced on the 25th that subscription for Hoban Summit Yuseong Grand Park will begin on the 28th. This is the first sale in the Daejeon area since the June 17 real estate measures designated the entire Daejeon area as a regulated zone, especially classifying Yuseong-gu and Dong, Jung, Seo districts as speculative overheating districts.
The complex will be developed with 16 buildings ranging from 2 basement floors to a maximum of 35 floors above ground, totaling 1,747 households (Block 1 with 1,059 households and Block 2 with 688 households). Including Blocks 1 and 3, which are currently for sale, and Blocks 2 and 4 planned for future sale, a large complex of 3,538 households will be completed on a total site area of 294,833㎡.
Notably, all units are composed of 84㎡ (exclusive area) floor plans, which are highly preferred by actual buyers. By block, Block 1 has ▲84㎡A with 963 households and ▲84㎡B with 96 households; Block 3 has ▲84㎡A with 609 households and ▲84㎡B with 79 households. The sale price ranges from 371 million to 424.6 million KRW, approximately 12 million KRW per 3.3㎡.
The complex is evaluated to have all the preferred residential factors such as transportation, education, and living convenience facilities. In terms of transportation, Dangjin-Yeongdeok Expressway and Honam Expressway branch Bukdaejeon IC are just 5 minutes by car, making nationwide travel convenient, and access to downtown Daejeon is easy via Daedeok-daero and Yuseong-daero.
Regarding education, there is a kindergarten site within the complex, and nearby schools include Yongsan Elementary, Donghwa Middle, Yongsan High, and Daejeon Foreign School. The proximity to Daedeok Technovalley and Daedeok Research Complex also offers excellent work-residence accessibility.
Environmentally, the district is surrounded by mountains, and a large-scale neighborhood park will be established within the district. Nearby are Cheongbyeoksan Neighborhood Park, Donghwaul Waterside Park, and Gwanpyeongcheon. Recently opened Hyundai Premium Outlet and large marts are close by, and a 43-story Daejeon Science Complex, which will include hotels and department stores, is planned nearby.
Hoban Construction plans to secure ventilation and views through a south-facing layout and 4-bay design (except for some units) at Hoban Summit Yuseong Grand Park. Variable walls allowing various floor plan configurations tailored to residents' preferences and personalities will also be introduced. Various community facilities such as fitness/GX rooms, golf practice ranges, small libraries, and guest houses will be provided.
For safety, the complex will be developed as a park-type complex with no cars on the ground, separating vehicle and pedestrian paths. A separate pick-up and drop-off space for children's school commuting will be provided at the main entrance.
A Hoban Construction sales official said, "Hoban Summit Yuseong Grand Park is attracting much interest from actual buyers due to its excellent location and being the first Hoban Summit brand complex in Daejeon. With Blocks 2 and 4 also scheduled for sale, a large branded town of over 3,500 households will be formed."
The sales schedule starts with special supply on the 28th, followed by first-priority subscriptions for the relevant area on the 29th. After a pause during the Chuseok holiday, subscriptions for first-priority other areas will be accepted on the 5th of next month, and second-priority subscriptions on the 6th. Winners will be announced on the 14th, and contracts will be signed over five days from the 26th to the 30th. Since the subscription schedules for Blocks 1 and 3 are the same, duplicate winning is not possible. Move-in is scheduled for April 2023.
To apply for first-priority subscriptions in the relevant area, applicants must have lived in Daejeon for over one year as of the recruitment announcement date (the 18th) and have held a subscription savings account for over two years. As this is a speculative overheating district subscription, owners of two homes cannot apply for first-priority subscriptions, and a 5-year re-winning restriction applies. The resale restriction period is also limited until ownership transfer registration according to the new Housing Act enforcement ordinance recently implemented for metropolitan city urban areas. In particular, special supply winners face a 5-year resale restriction from the announcement date.

To prevent the spread of COVID-19, the model house will operate as a cyber model house. Visits to the actual model house located in Gasuwon-dong, Seo-gu, will be possible only for winners and preliminary winners after the announcement, by prior reservation.
