Busan Gijang-gun Unveils 'Jangan-eup Administrative Welfare Center New Construction Project' Sails
1-Day Design Competition Preliminary Specifications Disclosure ⇒ Design Winner Selection by End of December ⇒ Completion in November 2022
[Asia Economy Yeongnam Reporting Headquarters, Reporter Kim Yong-woo] The long-awaited project of constructing a new government office building for residents of Jangan-eup, Gijang-gun, Busan is set to be actively promoted.
The current Jangan-eup office building is over 30 years old and severely deteriorated. Located in a low-lying area below the existing road, it frequently experiences flooding during heavy rains, causing safety accidents. Residents have continuously demanded the construction of a new office building.
Gijang-gun is accelerating the "Jangan-eup Administrative Welfare Center New Construction Project" as part of the post-COVID-19 era initiative to create resting spaces in towns and townships, and the project is expected to gain momentum.
The "Jangan-eup Administrative Welfare Center New Construction Project," underway at 254-12 Jwacheon-ri, Jangan-eup, will consist of one basement floor and four above-ground floors, with a total floor area of 2,800㎡ (848 pyeong), and a total project cost of approximately 12.3 billion KRW.
The main facilities will include a health branch office, library, administrative office spaces, and large and small conference rooms. The plan is to renovate the aging office building into a multifunctional administrative community space for residents.
Gijang-gun is currently conducting a design competition to select a creative design proposal for the new office building. From September 1, the preliminary specifications will be disclosed, and submissions will be accepted until December 4. After a separate review at the end of December, the winning design will be selected. The winner will be granted the rights for basic and detailed design and will complete the architectural design within 210 days.
Reflecting the winning design, Gijang-gun plans to start the design service in January 2021. After going through various eco-friendly preliminary certifications and approvals for public building consultations, the design service will be completed by July 2021, with construction scheduled to begin in September 2021. The new office building is targeted for completion in November 2022.
In February of this year, Gijang-gun announced compensation plans for land and buildings around the office site, and since June, negotiations and compensations for the incorporated land and buildings have been underway.
After the land compensation project implementation plan is announced in September, for the remaining incorporated land that does not respond to compensation within the negotiation period, Gijang-gun plans to apply for expropriation decisions to the Busan Metropolitan Land Expropriation Committee.

A Gijang-gun official stated, "We expect the Jangan-eup Administrative Welfare Center to become a landmark of Jangan-eup and play a central role in the local community."
