Development Harmonized with Surrounding Scenery on the West Side of Gyeongbokgung Palace
[Asia Economy Reporter Onyu Lim] Development of the area around 70 Tongui-dong, Jongno-gu, Seoul, located on the west side of Gyeongbokgung Palace, is set to begin in earnest.
On the 22nd, the Seoul Metropolitan Government held the Urban and Architectural Joint Committee meeting and announced on the 23rd that it had approved amendments to the detailed development plan for the special planning district within the Gyeongbokgung West Side District Unit Planning Area at 70 Tongui-dong, Jongno-gu.
The site is a developable land located along Jahamun-ro on the west side of Gyeongbokgung Palace. It was designated as a special planning district in 2016 to promote the creation of buildings harmonizing with the surroundings and to encourage rational land use. Through this review, Seoul City finalized the detailed development plan for the special planning district.
The detailed development plan was promoted based on residents' proposals. The plan includes constructing neighborhood living facilities with a building coverage ratio of 60% or less, a floor area ratio of 200% or less, up to three basement floors, and four to five floors above ground. Along Jahamun-ro, a publicly accessible open space will be created to serve as a resting facility for pedestrians.

A Seoul city official stated, “With the decision on this detailed development plan, we expect to revitalize the area on the west side of Gyeongbokgung Palace by creating buildings that blend with the surroundings and securing open spaces such as publicly accessible areas.”
