Actual Sales Execution in March Still Uncertain
[Asia Economy Reporter Onyu Lim] Due to the spread of the novel coronavirus infection (hereinafter COVID-19), the nationwide apartment pre-sale scheduled for February was largely postponed, resulting in an expected pre-sale volume of 33,000 households in March. However, it is uncertain whether the pre-sales in March will proceed as planned.
According to Zigbang on the 2nd, 33,433 households will be pre-sold across 44 complexes nationwide in March. This represents a 57% increase compared to 12,154 households in the same period last year. Among these, general pre-sales are expected to increase by 95% to 27,689 households from 13,466 households in the same period last year.
Ham Young-jin, head of Zigbang Big Data Lab, stated, "Due to the impact of COVID-19, the pre-sales scheduled for February were postponed, increasing the volume planned for March," adding, "It remains uncertain whether the pre-sale volume in March will proceed as planned."
Originally, a total of 19,134 households across 26 complexes nationwide were scheduled for pre-sale in February, but actual pre-sales took place in only 15 complexes, about half, totaling 10,558 households.
Among the 33,433 households to be supplied nationwide, 12,702 households are preparing for pre-sale in the metropolitan area.
In Seoul, 1,294 households will be pre-sold across four complexes including Le El Sinbanpo in Jamwon-dong, Seocho-gu; Mokdong Hoban Summit in Sinjeong-dong, Yangcheon-gu; and Sinnae Station City Pradium in Mangu-dong, Jungnang-gu.
In Gyeonggi Province, a total of 6,706 households will be pre-sold in areas such as Yangju Okjeong New Town and Pyeongtaek Godeok New Town. Lab head Ham said, "In Gyeonggi Province, supply is expected to be concentrated in public land where the pre-sale price ceiling system applies." Due to the February 20th measures, Suwon's Yeongtong, Gwonseon, and Jangan districts, Manyang Manan district, and Uiwang, designated as regulated areas, will have strengthened resale restrictions until ownership transfer registration.
In the provinces, pre-sales of 20,731 households are planned, with Gyeongsangnam-do having the largest number at 3,234 households.

Meanwhile, as the spread of COVID-19 continues, pre-sale marketing methods are also changing. Some apartments pre-sold in February, such as Gwacheon Jade Xi and Magok District 9 Complex, are utilizing cyber model houses instead of direct visits to physical model houses. The substitution with cyber model houses is expected to expand further in March.
