Rising Interest in Dongnae Prugio Edufore Sales Amid Construction Cost Surge Projections
Dongnae Prugio Edufore, the new residential complex rebuilt by Daewoo Engineering & Construction in Anrak 1 District, Dongnae-gu, Busan, is drawing attention for its differentiated product value. Amid growing expectations of increased prices for new apartment sales due to sharply rising construction costs following the recent Middle East conflict, there are projections that existing sales complexes could benefit from a ripple effect.
This newly built brand complex is the first large-scale new development to be supplied in the Anrak-dong area in a long time. Reflecting the latest trends, the complex features a large main entrance gate, with certain buildings equipped with rooftop structures and sidewall designs illuminated with landscape lighting. The interior floor plans have been designed with variety in mind: the 74m²A unit offers a three-bay flat layout; the 76m²A unit is a tower-type layout featuring an island counter in the kitchen; and the 84m²A type incorporates a dual-aspect open design.
About 37% of the entire site is dedicated to a park-style landscaped complex, implementing a specialized landscaping design. In the center of the complex, a three-dimensional community lounge and a circular walking trail are planned, with an emphasis on openness, including securing a north-south axis of sight. Shared resident facilities include a fitness center, GX room, golf club, pilates room, sauna, multi-purpose cultural space, reading rooms, and shared office spaces. Residents will be able to access the main entrance and call elevators automatically via smartphone, and a parking guidance system will be implemented to help locate parking spaces.

With elementary, middle, and high schools clustered nearby, students can walk from kindergarten through high school. The area also provides essential urban amenities, such as large supermarkets and healthcare facilities, and offers convenient access within and outside the city via the Wondong Intersection and Donghae Line. The model home is located in U-dong, Haeundae-gu, Busan. Move-in is scheduled for March 2030.

Due to unstable materials supply, construction cost hikes are inevitable, and the sales prices of new apartments are also likely to rise. One industry insider stated, "There are projections that the sales prices of new supply complexes could rise further due to recent global instability and increases in raw material prices," adding, "This is raising interest among genuine buyers looking to secure a new apartment at a reasonable price."
