2,037 Apartment Units Planned Near Sagajeong Station... 1,571 Units to Be Built in Bongcheon 14 District

View original imageAn apartment complex with 2,037 units will be built in Myeonmok-dong, Jungnang-gu, Seoul. This project is expected to improve the residential environment as it is connected to the redevelopment of nearby low-rise housing areas.
On May 21, Seoul Metropolitan Government announced that the 8th Urban Planning Committee had approved, with modifications, the designation of the maintenance area and the maintenance plan for the transit-oriented long-term lease housing urban maintenance-type redevelopment project at 572-1, Myeonmok-dong, Jungnang-gu.
The project site is located near Sagajeong Station on Subway Line 7. It offers convenient access to the Gangnam area within approximately 30 minutes, and the nearby Dongbu Expressway allows for easy travel to both downtown Seoul and the northern and southern regions of Gyeonggi Province. With other redevelopment projects underway nearby, including the Myeonmok Station area long-term lease housing urban maintenance-type redevelopment and Moa Town, the overall residential environment is expected to see significant improvement.
This plan newly designates a 69,712-square-meter maintenance area. Of the four planned blocks, three will be developed with 16 buildings ranging from four basement floors to 40 above-ground floors, accommodating a total of 2,037 units (567 long-term lease housing units and 137 redevelopment rental units). Of the long-term lease housing units, 50% will be allocated for "Mirinae Jip," a special supply for newlyweds in the future.
In conjunction with the existing Kkachi Children's Park, a park covering approximately 7,123 square meters will be created. In consideration of the existing commercial district, neighborhood facilities will be located along the southern street adjacent to Sagajeong Station. In addition, the width of Sagajeong-ro 49-gil, which runs north-south through the site, will be expanded from 8 meters to 10 meters to improve pedestrian access.

View original imageAdditionally, the "Bongcheon 14 District Housing Redevelopment Maintenance Plan and Maintenance Area Designation Change, and Landscape Review (proposal)" in Gwanak-gu was approved as originally proposed.
The site is an aging low-rise residential area around 4-51, Bongcheon-dong, Gwanak-gu, which was designated as a planned housing redevelopment maintenance area in 2008. Following the official designation of the maintenance area in 2014 and a designation change in 2022, the project received implementation approval on June 2, 2023.
The latest decision reflects changes in the area of state- and publicly-owned land to be transferred free of charge, as required by the project implementation approval, and adjusts the land use plan and floor area ratio (FAR), among other details.
Under the revised maintenance plan, Bongcheon 14 District will be developed as a residential complex with up to 27 floors (maximum height: 86 meters) and a floor area ratio of up to 299.99%, accommodating a total of 1,571 housing units. Of these, 236 units will be public housing.
Infrastructure improvements will be carried out simultaneously. The plan includes upgrades to the road system around the complex and adjustments to park plans to improve convenience and pedestrian safety for residents. Public facilities included in the original plan, such as a government office and police substation, will proceed as planned. The government office will be established as a multi-purpose facility incorporating a daycare center, community center, and welfare facilities for the elderly, while the police substation will be a two-story above-ground building.

View original imageAt this Urban Planning Committee meeting, the "Gwangheungchang Station Area (Sinsu-dong) Long-Term Lease Housing Maintenance Area Designation and Maintenance Plan (proposal)" for Mapo-gu was also conditionally approved.
The project area is adjacent to Gwangheungchang Station on Subway Line 6. The land use zoning will be upgraded from a Type 2 General Residential Area to a Semi-Residential Area, and a residential complex with up to 35 floors, a floor area ratio of up to 458%, and 640 units will be developed. Of these, 156 units will be long-term lease housing, and 50% of the supplied units will be allocated as "Mirinae Jip," providing newlyweds with stable housing and homeownership opportunities.
In the Namyeong-dong 4-1 urban redevelopment area of Yongsan-gu, a residential complex with 190 units and approximately 14,000 square meters of office and neighborhood facilities is planned.
Located near Subway Lines 1 and 4, the area’s floor area ratio has been relaxed up to 662% through public contributions, and the zoning for lots at the rear of the arterial road has been upgraded from a Type 2 General Residential Area to a General Commercial Area.
The maintenance plan for the reconstruction of Gangnam Wonhyoseong Villa in Banpo-dong, Seocho-gu was also approved. The project targets 15 townhouse buildings completed in 1984 and 1986. The site was first designated as a reconstruction maintenance area and district unit plan in January 2021.

The existing complex consists of three floors above ground and 103 units, but with the new decision, it will be redeveloped into a five-story apartment complex with 132 units and a floor area ratio of 107.32%.
