In the residential market of the Seoul metropolitan area, the "one-stop living zone," equipped with transportation, commercial, and cultural infrastructure, is emerging as a key standard. Demand from actual homebuyers is increasingly concentrated on locations that combine all the essential functions needed for daily life, moving beyond the simple concept of proximity to a subway station. Amid this trend, the area around Suwon Station, a central hub in the southern part of the metropolitan area, is drawing renewed attention.
The area surrounding Suwon Station is the largest "mall district" in southern Gyeonggi Province, with major shopping facilities such as Lotte Mall Time Villas and AK Plaza clustered together. Existing commercial areas like Rodeo Street and Maesan Market, as well as various convenience facilities including hotels, hospitals, and financial institutions, are all within walking distance.
Furthermore, improvements in transportation are expected. Suwon Station, currently served by Line 1, the Suin-Bundang Line, and KTX, will soon see the addition of the GTX-C line. Once the GTX-C line opens, the travel time to Samseong Station will be reduced to about 20 minutes, significantly improving access to Gangnam.
Against this backdrop, new residential supply in the Suwon Station area is drawing attention. "Suwon Station Honoursville Platz," which will be built in Godeung-dong, Paldal-gu, is a residential officetel complex with a total of 401 units, offering exclusive floor areas ranging from 84 to 119 square meters.
For the first time in Suwon, it has introduced a balcony design with underfloor heating, and it features a rare three-room layout within 500 meters of the site. Various community facilities, such as a golf practice range, pet cafe, and shared office space, will also be provided.
"Suwon Station Honoursville Time One," which will be developed in Pyeong-dong, Gwonseon-gu, is an apartment complex consisting of 114 units, all with an exclusive floor area of 84 square meters.
Gwonseon-gu is the only non-regulated area within Suwon, so any resident of the metropolitan area aged 19 or older can apply for first-priority subscriptions regardless of home ownership.
Lotte Mall Time Villas is located about 80 meters from the complex, allowing residents to enjoy a variety of lifestyle infrastructure, including department stores and large supermarkets, in close proximity.

A real estate industry official stated, "Recently, while transportation remains important, actual homebuyers are concentrating on fully developed locations where they can enjoy all lifestyle infrastructure right at their doorstep. In particular, areas like Suwon Station, where transportation, commercial, and cultural infrastructure are concentrated, are likely to see continued stable demand in the future."
