Height and Floor Area Ratio Regulations to Be Eased for 380,000㎡ in Seongnae-dong, Seoul
Type 2 Residential Areas: Floor Area Ratio Increased from 180% to 200%
Type 3 Raised from 230% to 250%
Building Height Limits Eased to 100m Along Gangdong Boulevard, 70m Along Olympic Boulevard
Height and floor area ratio regulations will be eased for an area of 380,000 square meters in Seongnae-dong 451, Gangdong-gu, located to the east of Gangdong-gu Office Station on Seoul Subway Line 5.
The Seoul Metropolitan Government announced on April 23 that it had approved with modifications the 'Gangdong Boulevard Surroundings District Unit Planning Area and Plan Amendment' at the 7th Urban and Architecture Joint Committee meeting held on April 22.

View original imageThis area is situated along Gangdong Boulevard, which connects Jamsil Metropolitan Center with the local centers of Cheonho and Gildong. Centered around Gangdong-gu Office Station on Subway Line 5, it is a place where administrative and residential functions are concentrated.
However, until now, the area had been divided into two district unit plans: 'Around Gangdong-gu Office' and 'Seongnae,' which created constraints on systematic development.
The city explained that it has integrated the two zones into one and completely reorganized the district unit plan to respond to the changing urban environment and establish a foundation for systematic management.
According to the amendment, the maximum building height along Gangdong Boulevard has been eased from 80 meters to 100 meters, and along Olympic Boulevard from 60 meters to 70 meters. The standard floor area ratio has also been increased: for Type 2 general residential areas from 180% to 200%, and for Type 3 general residential areas from 230% to 250%, thereby improving development conditions.
The revised district unit plan classifies the target area into spatial types according to location characteristics, such as along Gangdong Boulevard, station area, Seongnae-ro, and the inner blocks. Tailored management strategies have been established for each type, including strengthening work and leisure functions, expanding resident life-support functions, supporting administrative services, and improving the residential environment.
An Dae-hee, Director-General of Urban Space Planning at the Seoul Metropolitan Government, stated, "With this plan amendment, the area around Gangdong-gu Office and Seongnae-dong will be able to grow as the central area representing Gangdong-gu," adding, "Going forward, we will continue to enhance citizens' quality of life and strengthen urban competitiveness through flexible urban planning that reflects local characteristics."
On the same day, the city also approved with modifications a plan to abolish the existing urban facility (passenger vehicle terminal) at the former Seongdong Passenger Bus Depot (2,870 square meters) at 360-1 Mangwoo-dong, Jungnang-gu, and to upgrade the zoning from Type 3 general residential area to quasi-residential area.

In addition, the city approved with modifications a plan for Korea Land & Housing Corporation (LH) to build 192 purchase-type rental housing units on a 5,623-square-meter site at 108-1 Gung-dong, Guro-gu.
