Lotte E&C Opens Model Home for "Gyeonggi Gwangju Station Lotte Castle Signature Phase 1"

Sales Applications Begin with Special Supply on April 27
On April 17, Lotte Engineering & Construction announced that it has opened the model home for "Gyeonggi Gwangju Station Lotte Castle Signature Phase 1," which will be built in Yangbeol-dong, Gwangju, Gyeonggi Province, and has begun accepting applications for sales.

View original imageThe complex will consist of seven basement levels and up to 32 floors above ground, spread across seven buildings, with exclusive use areas ranging from 59㎡ to 260㎡, totaling 1,077 apartment units. The number of units by exclusive area is as follows: 204 units of 59㎡, 752 units of 84㎡, 113 units of 114㎡, 4 penthouse units of 162㎡ to 170㎡, and 4 duplex units of 170㎡ to 260㎡.
Phases 1 and 2 of "Gyeonggi Gwangju Station Lotte Castle Signature" will comprise a total of 2,326 units, making it one of the largest Lotte Castle brand towns in the area. Phase 2, which includes 1,249 units and will be supplied in Ssangryeong-dong, Gwangju, Gyeonggi Province, is scheduled to be offered for sale at a later date.
Each apartment in the complex will feature a large, independent storage room in the basement, allowing residents to neatly store bulky items such as camping equipment, golf bags, and seasonal home appliances. The exterior design, with glass railings and floor-to-ceiling windows, enhances both the luxury and the openness of the living spaces.
The community facilities will be diverse. In addition to a fitness club and indoor golf practice range, high-end sauna facilities—highly preferred by residents—will be installed. The complex will also include an L-Dining café, guest house, kids' café, study room, and a shared care center.
The area around Gyeonggi Gwangju Station (Gyeonggang Line), where the complex is located, will soon have improved transportation convenience once the Suseo–Gwangju Line, scheduled to break ground this year, is completed, allowing travel to Suseo Station in just two stops. In addition, expansion of the metropolitan railway network is underway, including the GTX-D line, the Wirye–Samdong Line, and the Jungbu region metropolitan express railway.
The sales schedule begins with the model home opening on April 17, followed by special supply applications on April 27, first-priority applications on April 28, and second-priority applications on April 29. Successful applicants will be announced on May 7, and the contract signing period will be held over three days from May 20 to May 22.
Eligibility for application is granted to residents of Gwangju City and the metropolitan area (Gyeonggi, Seoul, and Incheon) who are at least 19 years old, have subscribed to a housing subscription savings account for 12 months or more, and meet the required deposit by region and unit size. First-priority applications can be submitted regardless of current home ownership.
As Gwangju City is a non-regulated area, there are no mandatory occupancy requirements or restrictions on repeat winners, and an LTV ratio of 60% is applied. Sixty percent of units with an exclusive area of 85㎡ or less and 100% of units exceeding 85㎡ will be allocated by lottery, providing opportunities even for preliminary applicants with lower scores. A down payment of 5% is required, and a flat-rate benefit of KRW 10 million for the first down payment is offered.

The model home is located in Tanbeol-dong, Gwangju City. An event celebrating the model home opening is also being held. Move-in is scheduled for October 2030.
