The scarcity of small- to medium-sized apartments in the pre-sale market is increasing. Due to factors such as rising pre-sale prices and an increase in small households, more buyers prefer small- to medium-sized apartments, but actual supply is significantly decreasing.
According to Real Estate R114, the nationwide supply of small- to medium-sized apartments (exclusive area 60?85㎡) scheduled for move-in this year is 231,006 units. However, next year, it is expected to decrease by 29.61% compared to this year, to 162,596 units. Subsequently, in 2026 and 2027, the move-in supply is projected to be around 100,000 units, with 103,644 and 104,619 units respectively.
On the other hand, transaction volume is increasing. According to data from the Korea Real Estate Board, the nationwide sales transaction volume of small- to medium-sized apartments (exclusive area 61?85㎡) up to October this year reached 205,925 cases, already surpassing last year’s volume of 197,793 cases. The total transaction volume is expected to increase further once the year-end tally is completed.
The popularity of small- to medium-sized apartments is also high in the subscription market. According to Real Estate R114 data, 817,143 people applied as first priority for small- to medium-sized apartments offered nationwide this year. During the same period, the number of applicants for △small apartments (exclusive area 60㎡ or less) was 443,643 and for △large apartments (exclusive area over 85㎡) was 166,792, making the small- to medium-sized apartment figure overwhelmingly higher.
Amid this, small- to medium-sized apartments supplied in Dongan-gu, Anyang-si, Gyeonggi Province are attracting attention. GS Construction’s ‘Pyeongchon Xi Persnity’ consists of two complexes, with 26 buildings ranging from 3 basement floors to 33 above-ground floors, totaling 2,737 units with exclusive areas of 53?133㎡, of which 570 units with exclusive areas of 53?109㎡ will be offered for general sale.
Among these, the small- to medium-sized units are supplied as follows by exclusive area: △77㎡A 163 units △84㎡A 54 units △84㎡B 11 units △84㎡C 58 units △84㎡D 12 units, totaling 298 units.

For exclusive areas 77㎡A and 84㎡A types, a master bedroom walk-in dressing room, entrance storage, and alpha room are included. For 84㎡C and D types, a walk-in dressing room is provided in the third bedroom, along with entrance storage, corridor pantry, and a large master dressing room.
