Approval of Redevelopment Plan Change for Bongnae-dong 1-ga 82 Area
Indoor Gymnasium and Fitness Center to be Established on Basement Level 1
A commercial facility with up to 30 floors, including an indoor sports facility, will be developed in Bongnae-dong, Jung-gu, near Seoul Station.
On the 19th, Seoul City announced that it had approved a revised plan for the redevelopment of Bongnae Urban Maintenance-type Redevelopment Zone District 2 in the area of 82 Bongnae-dong 1-ga, Jung-gu, at the 17th Urban Planning Committee meeting.
Bongnae District 2 is an area densely populated with buildings over 30 years old. Through this revision of the maintenance plan, a floor area ratio of 1260% will be applied, transforming it into a 30-story commercial facility.
The maintenance plan includes the introduction of open green spaces, installation of venture company cluster facilities and community sports facilities within the building, and improvement of surrounding traffic and pedestrian environments through road widening. Public spaces will be created to connect with open green areas, allowing citizens to freely rest and engage in various activities.
On the basement first floor, an indoor sports facility equipped with a gymnasium suitable for pickleball, table tennis, and a fitness center will be established. In Jung-gu, where sports facilities have been lacking, public and private sectors will collaborate to create high-quality sports facilities. The private sector will be responsible for providing indoor sports facility space and maintaining the facilities (including equipment), while the Jung-gu Facilities Management Corporation will operate the facilities.
The area around Seoul Station is actively undergoing multiple redevelopment projects, including the Seoul Station Northern Station Area Development Project, Seosomun, Seoul Station-Seodaemun Districts 1 and 2, and Yangdong. With the Bongnae district joining the redevelopment efforts, significant changes to the skyline around Seoul Station are expected.

Seoul City stated, "With this revision of the maintenance plan, large-scale office spaces and high-quality convenience facilities will be created on the site near Seoul Station, which has locational advantages but was inefficiently used, revitalizing the downtown area." They added, "It is expected to bring about a major spatial transformation around Seoul Station in connection with the Seoul Station Northern Station Area Development Project, which is considered the start of the Seoul Grand Renovation and a leading project for the downtown MICE (Meetings, Incentives, Conferences, and Exhibitions) district."
