GH to Construct 25-Story High-Rise Modular Apartment Building in Dongducheon, Yongin
On the 27th, Gyeonggi Housing and Urban Corporation signed a modular housing supply agreement with Dongducheon City at its Gwanggyo office in Suwon.
View original imageThe Gyeonggi Housing and Urban Corporation (GH) has completed a 13-story modular apartment building in Yeongdeok, Yongin, and is now planning to construct the tallest modular apartment building in Korea, a 25-story complex in Dongducheon.
On the 27th, GH announced that it signed a business agreement with Dongducheon City at its Gwanggyo headquarters regarding the ‘Jihaeng Station Integrated Public Rental Housing Complex Development Project.’
This project aims to utilize a 2,403㎡ site of a public parking lot in Jihaeng-dong, Dongducheon City, Gyeonggi Province, to supply the tallest modular public rental housing in Korea with over 25 floors (approximately 200 units), along with social overhead capital (SOC) facilities such as a family center offering various lifecycle programs.
According to the agreement, GH will be responsible for feasibility studies, project ordering, permits, construction, and operation, while Dongducheon City will handle zoning changes, provide city-owned land free of charge, and support construction costs for living SOC.
Modular housing involves manufacturing unit housing modules in factories and assembling them on-site, offering advantages such as shortened construction periods, reduced safety accidents, and decreased carbon and waste emissions.
However, under the Building Act, buildings over 13 stories must be designed to withstand fire for more than three hours, which increases construction costs and reduces interior space. This is why reinforced concrete (RC) construction methods are still predominantly used.
In June last year, GH secured three hours of fire resistance by applying three layers of insulation material with one-hour fire resistance to the Yongin Yeongdeok Gyeonggi Happy Housing.
Currently, GH is promoting the modular industry by establishing standards for construction cost estimation and supervision work for modular apartment buildings through the ‘High-rise Modular Housing Basic Plan Establishment Service.’
