Continuous Inspections from February to December... 58 Complexes Scheduled for Inspection This Year
Addressing Issues Such as Lack of Understanding of Relevant Laws and Conflicts Among Residents
Yeongdeungpo-gu (District Mayor Choi Ho-kwon) announced that starting from February, it will conduct year-round inspections of multi-family housing to enhance transparency and efficient management.
The district explained that the inspections are being carried out to find solutions due to repeated violations caused by a lack of understanding of multi-family housing management laws.
Additionally, it plans to implement a more systematic management system with an improved approach compared to last year.
First, the district plans to significantly expand the number of inspection targets compared to the previous year. As of January, there are a total of 201 multi-family housing complexes in the area (186 apartments, 9 residential-commercial complexes, and 6 row houses), and this year, 58 complexes will be selected for inspection. This is about seven times more than last year.
Previously, comprehensive inspections were possible for each complex, but only a relatively small number of complexes could be selected.
To improve this, starting this year, the district will expand the inspection targets by additionally conducting “special inspections and preliminary consultations on long-term repair areas,” which are directly related to the safety of multi-family housing, thereby providing a safer and more pleasant living environment for more residents.
The main inspection items include ▲budget and project plan establishment ▲compliance with accounting standards ▲methods and appropriateness of bidding ▲appropriateness of selecting construction and service contractors ▲contract methods and bidding announcement appropriateness ▲formation and operation of residents’ representative meetings ▲revision and compliance of management regulations, divided into four major areas: ‘budget and accounting,’ ‘construction and service,’ ‘residents’ representative meetings and management entities,’ and ‘long-term repair.’
Furthermore, to enhance the professionalism and efficiency of inspections, the district will form inspection teams in cooperation with private experts such as housing managers and lawyers, and produce guidebooks for multi-family housing managers to assist in operations.

Choi Ho-kwon, Mayor of Yeongdeungpo-gu, stated, “Through thorough inspections of multi-family housing management, we will seek fundamental solutions to conflicts within multi-family housing,” and added, “We will actively support transparent and fair management operations to create a hopeful and happy Yeongdeungpo.”
