View original imageAs the U.S. Federal Reserve (Fed) signals a rate cut next year, domestic bank interest rates are also trending downward. The mixed-type mortgage loan rates of the five major banks (KB Kookmin, Shinhan, Hana, Woori, NH Nonghyup) were recorded at 3.76% to 6.02% as of the 6th. This marks a drop of 0.70 percentage points at the upper end and 0.63 percentage points at the lower end within about a month.
Additionally, Bloomberg Economics (BE), a research institute under Bloomberg, forecasted that the Bank of Korea will begin lowering the base rate by 0.25 percentage points starting in August next year and may continue to cut it quarterly. They expect the base rate could ultimately fall to 2.5%.
While the anticipated rate cuts are expected to reduce future interest burdens, there is a growing sentiment that buyers should secure apartments now due to the possibility of market overheating from the accumulated shortage of new apartment supply starting in 2024.
Amid this, in Gwanseol-dong, Wonju-si, Gangwon Special Self-Governing Province, a project is attracting attention from buyers with reasonable prices and various financial benefits.

The sale price for the 84㎡ units is set between 380 million and 420 million KRW. This is about 40 to 50 million KRW cheaper compared to the 84㎡ units of ‘Gangneung Gyodong Kumho Eoullim Olympic Park’ supplied in Gangneung, Gangwon-do in January last year, and ‘Wonju Lotte Castle Signature’ sold in Wonju, Gangwon-do, which were priced around 480 million and 460 million KRW respectively.
Moreover, Dongmun Construction’s ‘Wonju Dongmun The East’ offers special financial benefits to further reduce buyers’ economic burdens along with its reasonable pricing. These include a fixed first deposit of 10 million KRW, 5% interest-free deposit, full interest-free intermediate payments, and additional contract support benefits.
‘Wonju Dongmun The East’ by Dongmun Construction not only boasts price competitiveness but also has locational advantages and differentiated product features. The complex is within the ultra-innovative city living zone, allowing residents to access Wonju city center infrastructure such as Hanaro Mart, Homeplus, Wonju Premium Outlets, and Wonju Medical Center, as well as living infrastructure in the innovation city including the planned E-Mart Traders, Saint Hospital, and Megabox.
Inside the units, the layout favors south-facing exposure for better lighting and ventilation, mainly designed with 4BAY slab-type layouts (except some units), and includes spaces like pantries and dressing rooms to enhance space utilization. Some units offer views of Wonjucheon Stream, Chiaksan Mountain, and Baegunsan Mountain.
