Changwon's Satellite City Changes... Announcement of Finalized District Unit Plan
Mayor Hong Nampyo: "Considering Citizens' Opinions for a Future-Oriented Compact City"
Changwon Special City in Gyeongnam has finalized the redevelopment plan for the unit district plan of the hinterland city.
Mayor Hong Nampyo announced the finalized plan directly at the city hall press room on the 26th, stating, "We revised the redevelopment plan considering the global trend of transforming into a compact city while securing various spatial demands."

Earlier, Changwon City finalized the redevelopment plan after expert discussions based on residents' opinions gathered through public viewing and residents' briefings on the unit district plan redevelopment announced in early November.
The finalized plan is expected to be applied to 13 commercial districts and 5 semi-industrial districts in the Uichang and Seongsan-gu areas, focusing on promoting the development of super high-rise complex buildings.
According to the finalized plan, the city will add permissions for offices and general restaurants to the existing allowed uses of retail stores and rest restaurants for lots adjacent to six-lane roads (buffer green spaces) in residential areas.
The floor area ratio will be increased from the existing 120% to 140% for block-unit development and resident proposals.
Tourist accommodation facilities will be additionally permitted in the Sarim 5 district near Changwon National University’s university town.
The city will also change the development conditions for mixed-use residential and commercial facilities in commercial areas from joint development of two or more lots with a site area of 3,000㎡ or more to removing the joint development condition and increasing the site area to 5,000㎡ or more.
The non-residential use area of mixed-use residential and commercial facilities will be relaxed from at least 30% of the total building area to at least 15%.
In semi-industrial areas, to support the activities of companies located in the national industrial complex, the ratio of research institutes and office facilities, excluding dormitories, will be expanded from at least 30% of the total building area to less than 50%.
The parking lot installation standard, which was one space per dormitory unit, will be changed to 0.3 spaces per 30㎡ of exclusive area in response to changes such as the increase in single-person households.

Regarding the central commercial area business district extending to Gyeongnam Provincial Office and Changwon City Hall, a separate service will be initiated for redevelopment.
The city plans to conduct a 14-day public viewing of the finalized redevelopment plan from the end of this month and officially announce the decision in January next year.

Mayor Hong said, "Through this redevelopment of the unit district plan, changes suitable for various spatial demands such as parking lots will occur," adding, "It will prevent indiscriminate development and transform into a pleasant city where citizens want to live."
