LH to Supply 125 Units Available for Immediate Move-In in Sanbon, Dongtan, and Osan
Korea Land and Housing Corporation (LH) announced on the 26th that it will open subscription applications for 125 sale housing units in Gunpo Sanbon, Hwaseong Dongtan, and Osan Segyo, which are cheaper than market prices and available for immediate move-in, starting November 6.
The supply complexes include four complexes: Sanbon Raemian Hyers, Dongtan Central Forest, Osan Sema Station Edu Park, and Segyo Central Park, all of which were completed between 2009 and 2010.
The number of units supplied by complex is as follows: ▲Sanbon Raemian Hyers 59㎡ 20 units ▲Dongtan Central Forest 74㎡ and 84㎡ 39 units ▲Osan Sema Station Edu Park 59㎡ 22 units ▲Osan Segyo Central Park 75㎡ and 84㎡ 44 units.
All units became available after the 10-year lease period ended (2019?2020) due to the departure of previous tenants who were disqualified.
Due to the nature of the existing residential complexes, infrastructure such as nearby housing, transportation, and convenience facilities is well established, and the supply price is significantly lower than market prices. However, the units must be accepted in their current condition after the previous tenants move out.
The average supply price is about 80?90% of the general KB market price, making it affordable.
Sanbon Raemian Hyers (59㎡) is priced at 601.75 million KRW, Dongtan Central Forest’s 74㎡ and 84㎡ units are priced at 369.41 million KRW and 426.30 million KRW respectively. Osan Sema Station Edu Park (59㎡) is priced at 299.57 million KRW, and Osan Segyo Central Park’s 75㎡ and 84㎡ units are priced at 309.75 million KRW and 342.26 million KRW respectively.
Applicants must be adults residing in the metropolitan area and members of a non-homeowner household who have subscribed to a housing subscription savings account.
Priority 1 applicants are those who have been subscribed to a subscription savings or comprehensive housing subscription savings account for more than one year and have made at least 12 monthly payments. Priority 2 applicants are those subscribed to the savings accounts but do not meet the Priority 1 criteria.
In cases of competition within the same priority, Sanbon Raemian Hyers units are 100% preferentially supplied to applicants who have lived in Gunpo City for more than one year. For Dongtan and Osan complexes, 30% of units are preferentially supplied to residents of Hwaseong City and Osan City, and 20% to other Gyeonggi-do residents.
When competing within Priority 1, applicants with more than three years as a non-homeowner household member and higher total savings amounts are prioritized, followed by those with higher savings amounts, and then by lottery.
Gunpo City, where the Sanbon complex is located, is a densely regulated area, so a 5-year re-winning restriction period applies if selected, while Dongtan and Osan areas have a 3-year restriction. However, there is no mandatory residency period.
The supply schedule starts with the announcement of resident recruitment on October 25, followed by ▲unit openings (November 2?3) ▲subscription application (November 6?7) ▲winner announcement (November 13) ▲contract signing (November 27?29).
